Summer Kitchen Builder in Atlantic Beach, FL

A grill, counters and shelter: summer kitchens for Atlantic Beach homes, planned in AutoCAD.

Some Atlantic Beach homeowners want a single grill station; others want a full kitchen with a bar. Either way, we plan the summer kitchen with the space around it, so cooking, eating and relaxing happen in one place. Oceanfront wind and salt air, mature oaks and small lots shape most Atlantic Beach backyards.

Atlantic Beach Summer Kitchen Options

  • With a bar. Bar seating so the cook isn't cooking alone.
  • Under a cover. A roof overhead for summer sun and afternoon storms.
  • Full kitchen. Grill, side burner, fridge and storage for families who cook outside often.
  • Matching stonework. A base that matches the house or the seat walls.

Historically, a summer kitchen was a separate kitchen used in the hot months so cooking wouldn't add heat to the main house, as the National Park Service describes.

Designing a Summer Kitchen for Atlantic Beach

Atlantic Beach Country Club homes often face the course, so privacy and view have to be balanced. On a small lot, the kitchen often tucks against the house or a fence so the middle of the patio stays open.

Planning the power early means outlets, lights and a fridge are ready without trenching through new pavers later. Before we draw a summer kitchen in Atlantic Beach, we check how close the kitchen can sit to the lanai, how power reaches the counters and how the stonework matches the house.

NAHB lists outdoor kitchens and outdoor fireplaces among the home features that have grown most in popularity over the past ten years.

Atlantic Beach HOA Review and Permits

Atlantic Beach projects are shaped by city zoning and tree protection more than HOA boards, though some neighborhoods do have deed restrictions. Boards usually look at whether the summer kitchen is under a roof, how it's screened from neighbors and its materials. Confirm current guidelines with your association.

The City of Atlantic Beach Building Division issues the permit, and any tree removal is checked against the City's tree protection rules first. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

How much does a summer kitchen in Atlantic Beach cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a summer kitchen in Atlantic Beach: the patio; the size and layout; base and counter materials; appliances; and permits. You get a fully itemized quote within 24 hours of your design consultation.

Should my summer kitchen be covered? In Northeast Florida, a cover makes the kitchen usable through summer sun and afternoon storms. We often design summer kitchens under a gazebo or lanai extension.

Can I add a summer kitchen later? Yes, though it's easiest when the patio and power are planned for it. We can design for a future kitchen now.

Who issues permits in Atlantic Beach? The City of Atlantic Beach Building Division, not the City of Jacksonville. The City lists pergolas, outdoor kitchens, screened enclosures and new patios among the residential work that needs a permit. We prepare and submit the package for you.

Is there HOA review for a summer kitchen in Atlantic Beach? Not always. Most Atlantic Beach streets don't have a big master association, so the City's zoning, setbacks and tree rules usually shape the design, with deed restrictions in some neighborhoods like Selva Marina. We check before we design and prepare any package needed. Confirm current guidelines with your association.
