Lanai Extensions in Clay County

Clay County lanai extensions with the roof, ceiling and floor carried out as one.

The goal of a lanai extension is simple: nobody should be able to tell where the old lanai ends. We design extensions for Clay County homes that match the roof, the ceiling and the trim, then pave the whole floor as one.

Lanai Extension Options in Clay County

  • Roof attached to the house. The new roof meets the old one cleanly.

  • Matching ceiling. The ceiling carries through so the space reads as one room.

  • Fans and lights. Wired into the new ceiling.

  • Single-slope or gable. Roof style chosen to suit your roofline.

Ceiling fans make a covered lanai more comfortable through a wind-chill effect, and ENERGY STAR notes they cool people, not rooms, so they're best switched off when no one is outside.

Before We Draw Your Clay County Lanai Extension

Unincorporated Clay County, including Fleming Island, Oakleaf and most Orange Park addresses, is permitted by the County; the Town of Orange Park permits its own homes. Many Clay County families entertain outside, so kitchens, fireplaces and fire pits come up often. Big trees nearby mean footing locations are planned around roots before anything else.

A lanai extension that's too low makes the inside of the house dark, so we check window heights before we design. Before we draw a lanai extension in Clay County, we check whether the ceiling can carry through, what happens to the existing screen and where the floor seam would fall.

The CDC recommends screens on windows and doors and repairing any holes to keep mosquitoes outdoors, which is one reason screened lanais are so popular in Florida.

Approvals and Permits in Clay County

Some Clay County homes have an HOA and some don't, so we check yours before we design. Boards usually want to see how far the extension reaches into the yard and how its roof and ceiling match the existing lanai. Confirm current guidelines with your association.

Clay County asks for a certified copy of the recorded Notice of Commencement for most permitted projects, and it must carry the permit number. Every permitted structure gets its necessary engineered documents.
