Ways to Use a Cabana on Amelia Island

  • Poolside or in the yard. Placed for shade, view and privacy.

  • Roof matched to the house. So the cabana looks like it was always there.

  • A bar counter. A place to set drinks and snacks out of the sun.

  • The deck around it. Pavers or stone that tie the cabana into the patio. We don't build pools.

Shade makes a real difference: the EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.

Before We Draw Your Amelia Island Cabana

Marsh views on the west side of Amelia Island and ocean breezes on the east side call for different kinds of shade and screening. The City of Fernandina Beach covers the north end of Amelia Island, while much of the south end, including Amelia Island Plantation and Summer Beach, is unincorporated Nassau County. On the island, roofed structures are designed for coastal wind and placed around protected trees.

Matching the cabana roof to the house is what keeps it from looking like a kit. Before we draw a cabana on Amelia Island, we check the path from the back door, where the power comes from and room for chairs and a bar.

The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.

Approvals and Permits on Amelia Island

Gated and resort communities on the island, such as Amelia Island Plantation and Summer Beach, run their own architectural review, often with careful rules on materials, colors and tree removal. Boards often ask about the cabana's height, its distance from the property lines and how the roof matches the house. Confirm current guidelines with your association.

Nassau County's Building Department permits most of the south end of the island, and the City of Fernandina Beach permits the north end. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

Is there a minimum budget for a cabana on Amelia Island?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on the size and roof style; finishes; what goes inside (bar, fan, lighting, storage); electrical and any plumbing; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.

Can a cabana match my house?Yes. We match the roofing, trim and colors so the cabana looks like part of the home.

Can a cabana be open on all sides?Yes. Many are open, and some have a back wall or panels for privacy and storage.

Do oceanfront Amelia Island homes need a state permit? Some do. Structures seaward of Florida's Coastal Construction Control Line can need a permit from the state on top of the local building permit. We check your lot before we design.

Will my Amelia Island HOA review a cabana?Plan on it. On Amelia Island, community review boards in places like Amelia Island Plantation and Summer Beach look closely at materials, colors and trees, so the design starts from their guidelines. We put the package together and handle the submittal with you. Confirm current guidelines with your association.

Does a cabana on Amelia Island need a permit?Usually. The City of Fernandina Beach inside city limits and Nassau County elsewhere on the island issues the permit, depending on your address. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
