Cabana Builder in Nocatee, FL
A cabana for your Nocatee home, designed in person with you in AutoCAD and matched to the house.
A cabana is often the piece that finishes a pool backyard. For Nocatee homeowners we plan it with the deck, the walkways and the lighting so it looks original to the property.

Cabana Options for Nocatee Homes
Poolside or in the yard. Placed for shade, view and privacy.
Roof matched to the house. So the cabana looks like it was always there.
Ceiling fan and lighting. Planned in the design, wired with our licensed electrical partner.
A wood ceiling. A warm finish overhead with the fan set in it.
Cloudy days still bring sun exposure: the Skin Cancer Foundation says up to 80% of UV rays can pass through clouds.
What Shapes a cabana in Nocatee
Nocatee backyards tend to be compact and close to the neighbors, so privacy, shade and staying inside the setbacks drive most designs. Most Nocatee homes are newer and came with a standard covered lanai, so many projects start by extending it, screening it or adding a kitchen. Close neighbors make roof height and placement matter, so we check sightlines from next door as well as from your house.
Matching the cabana roof to the house is what keeps it from looking like a kit. Before we draw a cabana in Nocatee, we check the distance from the pool and the property lines, the path from the back door and room for chairs and a bar.
The Skin Cancer Foundation notes that a roof blocks direct sun while some UV still reflects in from bright surfaces such as concrete or dry sand.
Approvals and Permits in Nocatee
Each Nocatee neighborhood has its own architectural review and design guidelines on top of the master association, and the details, such as screen and frame colors, enclosure height and roof types, differ from one neighborhood to the next. Review boards usually look at cabana placement near the pool and the property lines. Confirm current guidelines with your association.
Nocatee homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
How is the price of a cabana in Nocatee set?We price each project from its AutoCAD design. Finishes; what goes inside (bar, fan, lighting, storage); electrical and any plumbing; the deck and walkways; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.
Where should a cabana go?Usually where the afternoon sun is strongest and close to where people swim or sit. We test the placement in AutoCAD.
Are Del Webb Nocatee and Del Webb Ponte Vedra the same community? No. They're two separate 55-and-over communities inside Nocatee, each with its own clubhouse and association. We've worked in both.
Do I need HOA approval for a cabana in Nocatee?Usually, yes, if your home is in a community with an architectural review board, and most Nocatee communities have one. We put together the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings) and handle the submittal with you. Confirm current guidelines with your association.
Who permits a cabana in Nocatee? We file with St. Johns County, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
