What Goes Into a St. Johns Cabana

  • Poolside or in the yard. Placed for shade, view and privacy.

  • Towel and cushion storage. Closed storage that keeps the deck clear.

  • The deck around it. Pavers or stone that tie the cabana into the patio. We don't build pools.

  • An outdoor TV. Power and mounting planned with the structure.

Fans cool people, not rooms: the breeze creates a wind-chill effect, according to ENERGY STAR.

St. Johns Planning Notes for Your Cabana

Communities like Durbin Crossing, Aberdeen and Stillwater have many homes on pond or preserve lots, where the view is the main event. Mill Creek Plantation and Oxford Estates sit on larger, wooded lots where a structure can stand out in the yard. On water-view lots, columns and roof lines are placed to frame the view from inside the house.

Seen from the kitchen window, a cabana becomes part of the view, so we design that side too. Before we draw a cabana in St. Johns, we check where the afternoon sun falls, the distance from the pool and the property lines and where the power comes from.

Up to 80% of UV rays can get through clouds, according to the Skin Cancer Foundation.

Approvals and Permits in St. Johns

Architectural review is part of almost every St. Johns project, and the right package depends on which association and village your home is in. Boards often ask about the cabana's height, its distance from the property lines and how the roof matches the house. Confirm current guidelines with your association.

Every permitted St. Johns project goes through St. Johns County. We prepare the clearance sheet and permit package and schedule the inspections. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a cabana cost in St. Johns? It depends on the design, so there's no standard price. The main cost drivers are electrical and any plumbing; the deck and walkways; the size and roof style; finishes; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Can I add a fan and lights to a cabana?Yes. We plan them in the design and handle the wiring with our licensed electrical partner.

Can you build on a lot that slopes toward a pond or preserve?Yes. Raised patios, steps and seat walls are common in St. Johns, and we design the structure and the hardscape together so the space works with the slope. Preserve and easement lines can limit where things go, so we work from your survey.

Will my St. Johns HOA review a cabana?Plan on it. Most St. Johns neighborhoods are planned communities with their own architectural review, and many larger ones have village or sub-association rules on top of the master guidelines. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.

Who permits a cabana in St. Johns?St. Johns is in St. Johns County, which requires a building permit for most improvements and, in most cases, issues a clearance sheet before it accepts the building permit application. The county also keeps a list of registered architectural review associations that are notified when a permit application for exterior construction is filed. Every permitted structure gets its necessary engineered documents.
