Screen Enclosure Builder in Coastal Oaks
Screening for Coastal Oaks lanais, gazebos and patio extensions, built as one design.
Most people want two things from a screen enclosure: keep the bugs out and keep the view. We design enclosures for Coastal Oaks homes with our expanded-view option and doors where you actually walk, so the screen disappears and the yard stays in the picture.

Coastal Oaks Screen Room Choices
Screening an existing lanai. Close in what you already have with new framing matched to the house.
Hot tub inside the screen. Soak without the bugs, with a pad or build-up planned in.
Retractable screen option. Open the side to the yard when you want, close it when the bugs come out.
New floor underneath. Pavers or an extended slab so the enclosure has a finished floor.
Florida has more frequent and longer pollen seasons than most of the country, UF/IFAS notes, with trees pollinating in winter and spring.
Planning a screen enclosure in Coastal Oaks
Coastal Oaks is a gated Nocatee neighborhood with its own clubhouse, fitness center, pools, courts and parks. Larger Coastal Oaks homes often call for outdoor rooms sized to match, with fireplaces and kitchens under one roof. New-build lanais are rarely screened, so screening is one of the first projects many families take on.
A screen room with a solid roof is the most flexible option for summer storms, while a screen-only enclosure keeps the sky in view. Before we draw a screen enclosure in Coastal Oaks, we check how the enclosure meets your existing roof, which frame color suits the house and the view you want to keep from inside.
Approvals and Permits in Coastal Oaks
Coastal Oaks has its own association and design review on top of the Nocatee master association. For a screen enclosure, boards commonly ask about frame color, screen type and how the new framing ties into the house. Confirm current guidelines with your association.
Building permits for Coastal Oaks homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start. Every permitted structure gets its necessary engineered documents.
Under the Florida Building Code, removable vinyl, glass or acrylic panels in a screen enclosure must carry a label saying they have to come down above a set wind speed.
