Pavers & Patios in Pace Island

Pace Island paver patios that give the table, the grill and the fire room to breathe.

Most outdoor projects start at ground level. A patio extension gives the table, the grill and the fire pit room to breathe, and a good border makes the whole yard look finished. We design paver patios for homeowners in Pace Island in AutoCAD, with the steps, walls and lighting worked in.

Ways to Extend a Pace Island Patio

  • Steps and raised patios. Help the patio meet a sloped yard.

  • Lights in the pavers. In-ground and seat-wall lights planned before the pavers go down.

  • Fire pit built in. A fire pit set into the patio with seating around it.

  • Patio extensions. Grow the slab into a real outdoor room.

UF/IFAS lists concrete, brick, pavers and flagstone among the floor choices for a patio.

Before We Draw Your Pace Island Paver Patio

Many Pace Island homes look onto the golf course or water, so we design for the view from inside and the view back toward the house. Pace Island lots are established, with landscaping that's grown in, so placement is planned around it. On golf course lots, the patio is often extended toward the view, within the setbacks.

A border in a contrasting color is a small detail that makes the whole patio look finished. Before we draw a paver patio in Pace Island, we check where steps are needed on a slope, how the border meets the lawn and how the new surface meets the old slab.

A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.

Approvals and Permits in Pace Island

Pace Island reviews additions for placement, materials and colors, so the package shows all three. For new pavers, review boards often ask about the color, the pattern and how much the footprint grows. Confirm current guidelines with your association.

Pace Island is in unincorporated Clay County, where the Building Division issues permits through its online portal and additions and accessory structures get a Planning and Zoning site review first.

Frequently Asked Questions

What does a paver patio cost in Pace Island? It depends on the design, so there's no standard price. The main cost drivers are borders and patterns; seat walls, planters and steps; lighting; how much the site needs to be built up; and permits where structures are involved. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Can you pave over my old slab?Often, yes. Paving over the old slab and the new area together makes the patio read as one surface.

Can you build a raised patio?Yes. Raised patios with steps and seat walls help the space meet a sloped yard.

Who permits Pace Island homes?Clay County. Pace Island is unincorporated Clay County, so the county's Building Division issues the permit.

Does new pavers or a patio extension in Pace Island go to the HOA?Plan on it. In Pace Island, the association has its own review, separate from Eagle Harbor and Fleming Island Plantation. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.
