Lanai Extensions in Nassau County
Lanai extensions for Nassau County homes: more covered living space that looks original to the house.
A lanai should hold a dining table, a sofa and maybe a kitchen. Many original lanais in Nassau County don't. We extend them with a roof that matches the house and a floor that runs from the old slab into the new space.

Matching ceiling. The ceiling carries through so the space reads as one room.

TV wall. Power and mounting planned for an outdoor TV.
Jacksonville's air is humid: average morning relative humidity runs about 88% over the year, falling to about 56% in the afternoon, per Florida Climate Center data.
Nassau County Planning Notes for Your Lanai Extension
Nassau County runs from Fernandina Beach and Amelia Island to Yulee and the growing communities around it. The Nassau County Building Department permits unincorporated areas, including Yulee and the unincorporated parts of Amelia Island. Near the coast, a roof has to stand up to wind, so the structure is designed to Florida Building Code wind requirements and tied in properly.
Many families extend the lanai to make room for a kitchen or a dining table, so we lay out the furniture first. Before we draw a lanai extension in Nassau County, we check how the new roof ties into the old one, how deep the extension can go and how much light the family room keeps.
The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.
Approvals and Permits in Nassau County
Some Nassau County homes need HOA approval and some need historic review; we sort that out before we design. For a lanai extension, review boards commonly ask for the new footprint, the roofing and how it meets the house. Confirm current guidelines with your association.
We confirm whether your home is in Fernandina Beach or unincorporated Nassau County, then file the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
What does a lanai extension cost in Nassau County? It depends on the design, so there's no standard price. The main cost drivers are roof style and tie-in; ceiling; screens; the floor; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Can a lanai extension be screened?Yes. We can extend the screen with the roof or design a new screen enclosure around the whole space.
Can you remove my old screen to extend the lanai?Yes. We can take down the old screen, extend the roof and screen the whole new space.
Do you serve Yulee?Yes. We serve homeowners in Yulee, Fernandina Beach, Amelia Island and throughout Nassau County.
Is there HOA review for a lanai extension in Nassau County? It depends on your street. Newer Nassau County communities, such as Amelia Walk and Amelia National, run their own architectural review, while many older island streets don't have one. If yours has one, we prepare that package along with the permit. Confirm current guidelines with your association.
Does a lanai extension in Nassau County need a permit?Usually. Nassau County, or the City of Fernandina Beach inside its limits issues the permit, depending on your address. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
