Builder Lanai Too Small? Extending Your Lanai After Closing
Turn a too-small builder lanai into the outdoor room you actually wanted.
Builder lanais in Northeast Florida are often just big enough for a small table. Extending it is one of the projects we're asked about most. The goal is an extension that looks like it was always part of the house, with more shade, more space and room for fans, lighting and a TV.

Ways to Extend a Builder Lanai
- Extend the existing roof line. A covered extension that continues the home's roof and matches the finishes.
- Single-slope (shed) extension. Useful where the existing roof doesn't allow a gable.
- A-frame or gable extension. A taller, airier ceiling that becomes a focal point.
- Pergola extension. Open or louvered shade beyond the covered area.
- Screen the whole space. Add or extend the screen enclosure to include the new area.
- Extend the patio. Pavers beyond the slab for dining, a fire feature or a kitchen.
In Hawaii, a covered porch is simply called a lanai, Merriam-Webster notes, and the word has become a common term for covered outdoor living spaces.
What to Plan For
Your HOA will review the extension, and it needs a building permit with the necessary engineered documents. We look at how the new roof meets the house, where water sheds, and how the ceiling, fans and lights will work, then show it all in AutoCAD before anything is built.
The EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.

Frequently Asked Questions
My builder's lanai is too small. Can it be extended? Yes. Extending a builder lanai or patio is one of our most requested projects. We design the extension to look original to the home.
Do I need HOA approval for a lanai extension in your community? Usually, yes. Roofed structures, screen enclosures and most hardscape changes in your community go through architectural review before any work begins. We put together the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings) and handle the submittal with you. Confirm current guidelines with your association.
Can you add ceiling fans to a pergola or patio cover? Yes. We plan fans as part of the structure, and we handle the wiring with our licensed electrical partner.
Will my structure hold up in a hurricane? Permitted structures are designed to Florida Building Code wind requirements, and every permitted structure gets its necessary engineered documents.
