Patio Cover Styles in Nassau County
Gable or A-frame cover. A peaked roof that echoes the gables on the house.
Kitchen or fireplace underneath. A covered extension is the natural home for an outdoor kitchen or fireplace.
Clear sightlines. Column placement planned so the roof frames the view instead of blocking it.
Matching floor. Pavers carried over the old slab and the new area so it reads as one.
The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.
What Shapes a covered patio extension in Nassau County
The Nassau County Building Department permits unincorporated areas, including Yulee and the unincorporated parts of Amelia Island. Homes inside Fernandina Beach city limits are permitted by the City, and the Downtown and Old Town historic districts need a Certificate of Approval first. On a newer home, matching the builder's roofing and trim makes a new roof look like it came with the house.
If the old slab is cracked or too small, we usually pave over it and the new area together so the floor looks like one piece. Before we draw a covered patio extension in Nassau County, we check how the new roof meets the existing roofline, how much light the rooms behind it will keep and where fans and lights belong.
Fans cool people, not rooms: the breeze creates a wind-chill effect, according to ENERGY STAR.
Approvals and Permits in Nassau County
Gated and resort communities on Amelia Island run careful reviews of materials, colors and tree removal. For a patio cover, boards typically ask for the roof material and color, the tie-in detail and the distance from the property lines. Confirm current guidelines with your association.
Unincorporated Nassau County issues building permits through its Building Department and its online permit portal. A recorded Notice of Commencement is required for most permitted projects. See our Nassau County permit guide. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
Is there a minimum budget for a covered patio extension in Nassau County?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on the floor; the size and roof style; tie-in to the house; ceiling, fans and lights; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.
Pergola or patio cover: which is better?A pergola gives filtered shade with an open feel. A covered patio gives full protection from sun and rain. Many homes use both in different spots.
Can you add fans and lights to a covered patio?Yes. Ceiling fans and lights are planned in the AutoCAD design and wired into the ceiling of the new roof.
Do you serve Yulee?Yes. We serve homeowners in Yulee, Fernandina Beach, Amelia Island and throughout Nassau County.
Does my Nassau County home need HOA approval for a covered patio extension? Many Nassau County homes have no HOA, so local zoning is what applies. If your street has deed restrictions or an association, we prepare that package as well. Confirm current guidelines with your association.
Do I need a permit for a covered patio extension in Nassau County? In most cases, yes. In Nassau County, permits come from Nassau County, or the City of Fernandina Beach inside its limits, depending on your address. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
