Cabana Builder in Fernandina Beach, FL
Shade, storage and a place for guests to land: cabanas for Fernandina Beach homeowners.
A cabana gives guests a place to land that isn't the kitchen. For Fernandina Beach homeowners we design cabanas in AutoCAD first, so you see the shade, the seating and the view before anything is built.

Cabana Options for Fernandina Beach Homes
Ceiling fan and lighting. Planned in the design, wired with our licensed electrical partner.
Towel and cushion storage. Closed storage that keeps the deck clear.
Lounge seating. Room for chairs or a daybed in the shade.
An outdoor TV. Power and mounting planned with the structure.
Cloudy days still bring sun exposure: the Skin Cancer Foundation says up to 80% of UV rays can pass through clouds.
Planning a cabana in Fernandina Beach
Fernandina's mix of historic homes, island lots and marsh views means salt air, mature trees and a design that respects the street. In Fernandina's historic districts, materials and placement matter as much as the design itself, so outdoor rooms are planned to sit behind the house. Near the coast, a roof has to stand up to wind, so the structure is designed to Florida Building Code wind requirements and tied in properly.
Seen from the kitchen window, a cabana becomes part of the view, so we design that side too. Before we draw a cabana in Fernandina Beach, we check the distance from the pool and the property lines, how the roof matches the house and room for chairs and a bar.
The Skin Cancer Foundation notes that a roof blocks direct sun while some UV still reflects in from bright surfaces such as concrete or dry sand.
Approvals and Permits in Fernandina Beach
In Fernandina Beach, the review depends on the address: the Historic District Council for Downtown and Old Town, or a community review board in neighborhoods like Amelia Walk and Amelia National. For a cabana, the board typically wants the location on the survey, the elevations and the colors. Confirm current guidelines with your association.
Permits in Fernandina Beach depend on whether your home is in the city or the county, and historic-district homes add the Council's review first. Every permitted structure gets its necessary engineered documents.

Finishes; what goes inside (bar, fan, lighting, storage); electrical and any plumbing; the deck and walkways; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.
Is a cabana a gazebo? They overlap. A cabana is a roofed retreat built around the pool or lounge area, and the roof can be flat, shed-style or peaked like a gazebo.
Do you serve Fernandina Beach from Jacksonville?Yes. Your project starts at our Jacksonville design studio, and then Amany comes to your Fernandina Beach home for the in-home design visit.
Do I need HOA approval for a cabana in Fernandina Beach?Usually, yes. Newer neighborhoods like Amelia Walk and Amelia National have their own architectural review, while the historic districts follow the City's Historic District Council process. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
Does a cabana in Fernandina Beach need a permit?Usually. The City of Fernandina Beach inside city limits and Nassau County outside them issues the permit, depending on your address. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
