Summer Kitchen Builder in Twenty Mile
Twenty Mile summer kitchens that move the cooking, and the heat, out of the house.
Ask around Northeast Florida and you'll hear 'summer kitchen' as often as 'outdoor kitchen.' It's the same idea: a place to cook outside, ideally under a roof. We design and build summer kitchens for homeowners in Twenty Mile, sized to your patio and sheltered from the afternoon storms.

Twenty Mile Summer Kitchen Options
Matching stonework. A base that matches the house or the seat walls.
Power planned in. Circuits for appliances and lights designed with the layout.
Right off the lanai. A few steps from the back door, so carrying food is easy.
With a bar. Bar seating so the cook isn't cooking alone.
NFPA recommends keeping children and pets at least three feet away from the grilling area.
Twenty Mile Planning Notes for Your Summer Kitchen
Shade, bug-free screened space and room for kids to play are the most common requests in Twenty Mile. Many Twenty Mile homes came with a small lanai, so the first project is often a bigger outdoor room. On a small lot, the kitchen often tucks against the house or a fence so the middle of the patio stays open.
Planning the power early means outlets, lights and a fridge are ready without trenching through new pavers later. Before we draw a summer kitchen in Twenty Mile, we check whether a cover is wanted now or later, how close the kitchen can sit to the lanai and where the smoke will drift.
Keeping a grill clean matters: NFPA found the grill had not been cleaned in roughly one-fifth of grill fires.
Approvals and Permits in Twenty Mile
Twenty Mile's neighborhoods, like The Colony and The Crossing, each have an association, so the package is built for yours. Boards usually look at whether the summer kitchen is under a roof, how it's screened from neighbors and its materials. Confirm current guidelines with your association.
St. Johns County issues the building permit in Twenty Mile. Expect a clearance step first, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
How is the price of a summer kitchen in Twenty Mile set?We price each project from its AutoCAD design. Appliances; any cover overhead; electrical, gas and plumbing connections by our trade partners; the patio; and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.
Is a summer kitchen the same as an outdoor kitchen?Yes. In Florida, 'summer kitchen' usually means an outdoor kitchen, and we design and build both the same way.
Should my summer kitchen be covered? In Northeast Florida, a cover makes the kitchen usable through summer sun and afternoon storms. We often design summer kitchens under a gazebo or lanai extension.
Can you add a screened room for the kids in Twenty Mile?Yes. Screened space with shade is one of the most common requests here, and we plan it in AutoCAD.
Do I need HOA approval for a summer kitchen in Twenty Mile?Plan on it. Each Twenty Mile neighborhood reviews exterior changes through its own association, on top of the Nocatee master rules. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
