Why Building in Ponte Vedra Is Different

Finishes chosen for the water. On waterfront properties, we choose materials and finishes for the exposure.

Every permitted structure gets its necessary engineered documents. Gazebos, A-frames, patio extensions, screen enclosures and outdoor kitchens are permanent structures, and Florida's building code sets wind requirements that depend on your exact location. Every permitted structure we build gets its necessary engineered documents, and we pull the permits and pass the inspections that confirm it. County requirements vary, so we confirm exactly what your project needs before we design.

Most Ponte Vedra neighborhoods require architectural approval before work starts. For example, Marsh Landing's Architectural Review Board must approve pergolas and summer kitchens in writing before any work begins. In Sawgrass Players Club, owners need approval from their subassociation's ARB, plus the master Architectural Control Committee when the project needs a county building permit. At The Plantation at Ponte Vedra, exterior improvements go through the Architectural Design Board. Every community's rules are different, and they change. We prepare a neighborhood-specific HOA/ARB package for every client, with scaled site plans, elevations, materials and 3D renderings, so your application is complete the first time.

St. Johns County permits and setbacks apply. St. Johns County requires a building permit for most improvements, and accessory structures generally go through a clearance-sheet review before the building permit. In parts of Ponte Vedra Beach covered by the Ponte Vedra Zoning District, structures like gazebos and covered pool enclosures must stay within the building restriction lines, and protected trees need a county removal permit. We check your parcel's requirements before we design, so there are no surprises later.

Near Florida beaches, the FWC asks for wildlife-friendly lighting that is low, shielded and long-wavelength (amber, orange or red) to help protect nesting sea turtles.

A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.

Who Builds Your Project

AY stands for Amany Youssef, the founder who designs every project with you and stays personally involved through the final walkthrough. Amany came to the United States as a young child, grew up in Jacksonville, graduated from the University of Florida, and earned her Florida building contractor license. When she did, she became the youngest female licensed building contractor in Florida at the time. Today she leads an experienced team of designers, project managers and builders.

Amany is a member of Professional Women in Building, a council of the Northeast Florida Builders Association (NEFBA), and serves as co-chair of its STEM committee. Here in St. Johns County, she speaks regularly to students at Tocoi Creek High School about careers in construction, and AY Luxury Designs takes on Tocoi Creek students as interns.

"AY Luxury Designs recently completed a backyard patio project for us, and overall, we're very happy with the results. Amany was great to work with—her communication was clear throughout the entire process… Amany's team also handled all the prep work for the HOA submittal of documents, which made that part of the process incredibly easy and stress-free." — Verified Nextdoor neighbor
