Outdoor Lighting Installation in St. Augustine, FL
Lighting designed with the patio and structure for St. Augustine backyards.
Most St. Augustine homes come with a couple of wall lights by the back door and not much else. We design layered outdoor lighting, from steps to ceilings to trees, with our licensed electrical partner. St. Augustine homes run from salt-air lots on Vilano Beach and Anastasia Island to wooded preserve and pond lots in the newer communities west of town.

St. Augustine Lighting Ideas
- Kitchen task lighting. Light where you cook and serve, without glare in your eyes.
- Tree uplights. Uplights in the canopy add depth to the whole yard.
- Dimmers and zones. Different moods for dinner, a party or a quiet night.
- Column and post lights. Lights on columns that mark the edges of the space.
UF/IFAS notes that lighting along walkways and driveways gives visual guidance and can add safety and value to a home.
Planning an Outdoor Lighting Design in St. Augustine
Across the Bridge of Lions, Davis Shores and Anastasia Island homes sit closer to the ocean breeze than the communities out west. On older homes, warm, low lighting suits the architecture better than bright fixtures, and it keeps the street view calm.
Every light should have a job. We start from where you walk and sit and add fixtures only where they help. Before we draw an outdoor lighting design in St. Augustine, we check where the panel is and how far runs go, what switches and dimmers you want and whether wires can run before new pavers go down. We handle the electrical work with our licensed electrical partner. Gas and plumbing work is always done by our licensed trade partners.
When designing an outdoor living space, UF/IFAS suggests planning power for cooking and lighting early.
St. Augustine HOA Review and Permits
Newer St. Augustine communities usually have an architectural review board; older streets on the island often don't. Either way, we confirm what applies to your lot first. Lighting is sometimes part of HOA review, usually for fixture style and light spilling toward neighbors. Confirm current guidelines with your association.
Most of the newer communities with a St. Augustine address are in unincorporated St. Johns County, which issues the permit after its clearance sheet. Homes inside city limits go through the City instead. New circuits are permitted electrical work, and we pull the electrical permit with the rest of your project.

Frequently Asked Questions
What does an outdoor lighting design cost in St. Augustine? It depends on the design, so there's no standard price. The main cost drivers are how many zones and controls; distance from the panel; new pavers or walls the wiring runs through; the number and type of fixtures; and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Can you light an existing patio? Often, yes. We look at the patio, the walls and the power during the in-home design visit and tell you what works.
Does outdoor lighting need a permit? New electrical circuits are permitted work. We pull the electrical permit with the rest of your project.
Do you serve Anastasia Island and Vilano Beach? Yes. We serve homeowners all across St. Augustine, including the beach side. Salt air and wind shape the design there, and we plan for them from the first sketch.
Do I need HOA approval for outdoor lighting or electrical work in St. Augustine? Plan on it. In St. Augustine, the review that matters depends on where you live: a community architectural review board in places like SilverLeaf, Palencia or Markland, the City's historic review downtown, or simply the county's rules on an older street. Some HOAs review lighting. We prepare the site plan, scaled drawings and material and color selections and submit them with you. Confirm current guidelines with your association.
