Keeping a Riverside Patio Comfortable

  • In a screen room. Fans in a screened room keep the air moving when the screens are closed.

  • Planned with lighting. Fans, heaters and lights laid out so nothing competes.

  • Added to an existing cover. Fans or heaters added to what you already have.

  • Wiring hidden. Runs planned inside the structure.

Fans cool people, not rooms: the breeze creates a wind-chill effect, according to ENERGY STAR.

Planning a fan and heater layout in Riverside

Large oaks and close neighbors are part of almost every Riverside backyard, so privacy and shade come naturally and roots need planning. Riverside is part of the Riverside Avondale Historic District, one of the City's locally designated historic districts. Around mature trees, underground runs are planned to avoid the roots.

We handle the electrical work with our licensed electrical partner. Before we draw a fan and heater layout in Riverside, we check where the seating sits under the ceiling, how far the panel is and where switches belong. The wiring is handled with our licensed electrical partner and inspected with the rest of the project.

ENERGY STAR recommends running ceiling fans counterclockwise in summer for a cooling breeze.

Approvals and Permits in Riverside

Riverside is part of the Riverside Avondale Historic District, a local historic district, so exterior changes need a Certificate of Appropriateness from the City before the building permit. That includes site work like fences, driveways and sheds, whether or not the work can be seen from the street. HOA review usually focuses on the structure, not the fans and heaters inside it. Confirm current guidelines with your association.

The City of Jacksonville permits Riverside projects through JaxEPICS, after historic review.

Frequently Asked Questions

How much does a fan and heater layout in Riverside cost?Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a fan and heater layout in Riverside: the structure they mount to; circuits and controls; distance from the panel; the number of fans and heaters; and permits. You get a fully itemized quote within 24 hours of your design consultation.

Can you add heaters to my existing covered patio?Often, yes. We look at the structure and the power during the in-home design visit and tell you what works.

How many fans does a patio need?It depends on the size and shape of the space. We place fans over the seating in the AutoCAD design.

Do I need a Certificate of Appropriateness for a backyard project in Riverside?Yes, for most exterior work. Riverside is part of a local historic district, so the City reviews exterior changes, including site work like fences, driveways and sheds, before the building permit, whether or not they're visible from the street. The decision is the City's.

Does my Riverside home need HOA approval for outdoor lighting or electrical work? Many Riverside homes have no HOA, so local zoning is what applies. If your street has deed restrictions or an association, we prepare that package as well. In Riverside and Avondale, the City's historic district review applies to most exterior work whether or not you have an HOA. Confirm current guidelines with your association.
