Lanai Extension in Shearwater

Shearwater lanai extensions with the roof, ceiling and floor carried out as one.

A lanai should hold a dining table, a sofa and maybe a kitchen. Many original lanais in Shearwater don't. We extend them with a roof that matches the house and a floor that runs from the old slab into the new space.

Ways to Extend a Shearwater Lanai

  • Make room for a kitchen. A deeper lanai has room for an outdoor kitchen or bar.

  • Keep the light. Roof style chosen so the inside of the house doesn't go dark.

  • Screened extension. Extend the screen with the roof.

  • Single-slope or gable. Roof style chosen to suit your roofline.

Ceiling fans make a covered lanai more comfortable through a wind-chill effect, and ENERGY STAR notes they cool people, not rooms, so they're best switched off when no one is outside.

Shearwater Planning Notes for Your Lanai Extension

Shearwater's amenities include a resort lagoon pool, a lazy river, a waterslide, a fitness lodge and tennis courts. Shearwater families often want a screened room that opens the view to the pond instead of closing it in. On a lot facing water, a roof is shaped and placed so the view from the family room stays open.

If the lanai is screened, we usually extend the screen with the roof so the whole space stays bug-free. Before we draw a lanai extension in Shearwater, we check whether the ceiling can carry through, where the floor seam would fall and how deep the extension can go.

The CDC recommends screens on windows and doors and repairing any holes to keep mosquitoes outdoors, which is one reason screened lanais are so popular in Florida.

Approvals and Permits in Shearwater

Shearwater's association reviews exterior changes before work starts. We prepare the package for you. For a lanai extension, review boards commonly ask for the new footprint, the roofing and how it meets the house. Confirm current guidelines with your association.

Shearwater homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. Every permitted structure gets its necessary engineered documents.
