Lanai Extension in St. Augustine, FL

Turn a small St. Augustine lanai into a real outdoor room with a roof tied into the house.

If your lanai is a hallway instead of a room, it's time to extend it. AY Luxury Designs designs and builds lanai extensions, serving homeowners in St. Augustine, with the roof tied into the house and the old and new floor paved as one. Many homes in the newer St. Augustine communities start with a basic covered lanai and a small slab, so a lot of projects begin by extending the outdoor space.

Lanai Extension Options in St. Augustine

  • Roof tied into the house. The new roof meets the old one cleanly.
  • Matching ceiling. The ceiling carries through so the space reads as one room.
  • Screened extension. Extend the screen with the roof.
  • TV wall. Power and mounting planned for an outdoor TV.

Jacksonville's air is humid: average morning relative humidity runs about 88% over the year, falling to about 56% in the afternoon, per Florida Climate Center data.

St. Augustine Planning Notes for Your Lanai Extension

Across the Bridge of Lions, Davis Shores and Anastasia Island homes sit closer to the ocean breeze than the communities out west. On an older home, a new roof structure is sized and detailed to suit the house and placed where it's least visible from the street.

Many families extend the lanai to make room for a kitchen or a dining table, so we lay out the furniture first. Before we draw a lanai extension in St. Augustine, we check how the new roof ties into the old one, whether the ceiling can carry through and what happens to the existing screen.

The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.

Approvals and Permits in St. Augustine

Newer St. Augustine communities usually have an architectural review board; older streets on the island often don't. Either way, we confirm what applies to your lot first. For a lanai extension, review boards commonly ask for the new footprint, the roofing and how it meets the house. Confirm current guidelines with your association.

Most of the newer communities with a St. Augustine address are in unincorporated St. Johns County, which issues the permit after its clearance sheet. Homes inside city limits go through the City instead. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

How is the price of a lanai extension in St. Augustine set? We price each project from its AutoCAD design. Fans, lights and features; the size; roof style and tie-in; ceiling; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.

Will extending my lanai darken my house? It can if the roof is too low. We choose a roof style that keeps light in the rooms behind it.

Can I add a kitchen to my lanai extension? Yes. A deeper lanai has room for an outdoor kitchen, and we plan the power with the roof.

Do I need historic review for a backyard project in St. Augustine? Only if your home is in one of the City of St. Augustine's historic preservation zoning districts. There, most exterior work, including a new accessory structure, needs a Certificate of Appropriateness from the Historic Architectural Review Board before the building permit. We check your property's zoning before we design. The decision belongs to the board.

Does a lanai extension in St. Augustine go to the HOA? Plan on it. In St. Augustine, the review that matters depends on where you live: a community architectural review board in places like SilverLeaf, Palencia or Markland, the City's historic review downtown, or simply the county's rules on an older street. We prepare the site plan, scaled drawings and material and color selections and submit them with you. Confirm current guidelines with your association.

Does a lanai extension in St. Augustine need a permit? Usually. The City of St. Augustine inside city limits and St. Johns County outside them issues the permit, depending on your address. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
