Covered Patio Extension in Pace Island
Pace Island patio covers that tie into the roofline and make the backyard usable through sun and rain.
A patio cover should look like the architect drew it with the house. We design extensions for Pace Island homes that pick up the roof color, the trim and the lines of the existing home, then carry the floor out so old and new read as one space.

Ways to Cover a Pace Island Patio
Single-slope extension. A clean option where a gable won't fit under the existing roof.
Clear sightlines. Column placement planned so the roof frames the view instead of blocking it.
Screened or open. Leave it open to the yard or add a screen enclosure around it.
Heaters for cool nights. Heaters mounted in the cover so the patio works in January too.
The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.
Pace Island Planning Notes for Your Covered Patio Extension
Many Pace Island homes look onto the golf course or water, so we design for the view from inside and the view back toward the house. Course-side Pace Island homes are seen from the fairways, so the back of a project gets as much attention as the front. On water-view lots, columns and roof lines are placed to frame the view from inside the house.
A ceiling finish makes a big difference. A wood or finished ceiling turns a roof into a room. Before we draw a covered patio extension in Pace Island, we check how much light the rooms behind it will keep, where columns can go without blocking the view and how the floor carries out from the old slab.
Fans cool people, not rooms: the breeze creates a wind-chill effect, according to ENERGY STAR.
Approvals and Permits in Pace Island
In Pace Island, the association has its own review, separate from Eagle Harbor and Fleming Island Plantation. Boards usually want elevations showing how the new cover meets the roofline, along with the roofing material and the setbacks. Confirm current guidelines with your association.
Clay County permits Pace Island homes. Accessory structures and additions get a Planning and Zoning site review before the building permit, and a certified Notice of Commencement is required for most permitted projects. Every permitted structure gets its necessary engineered documents.
