Cabana Builder in Jacksonville Beach, FL
Shade, storage and a place for guests to land: cabanas for Jacksonville Beach homeowners.
A cabana is a smaller roofed retreat, usually near the pool, where you can get out of the sun and keep towels and drinks close. AY Luxury Designs designs custom cabanas for homeowners in Jacksonville Beach as part of the whole backyard, so the cabana, the deck and the walkways feel like one design.

Ways to Use a Cabana in Jacksonville Beach
Roof matched to the house. So the cabana looks like it was always there.
Towel and cushion storage. Closed storage that keeps the deck clear.
Privacy panels. A side wall or panels toward the neighbors.
Lounge seating. Room for chairs or a daybed in the shade.
Shade makes a real difference: the EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.
Planning a cabana in Jacksonville Beach
On a tight Jacksonville Beach lot, the space between the house and the fence often has to hold the dining area, the grill and the lounge, so the plan has to be exact. Jacksonville Beach is its own city, with its own planning and permitting office separate from the City of Jacksonville. Near the coast, a roof has to stand up to wind, so the structure is designed to Florida Building Code wind requirements and tied in properly.
The deck around a cabana matters as much as the cabana, because that's where people walk barefoot. Before we draw a cabana in Jacksonville Beach, we check where the afternoon sun falls, how the roof matches the house and room for chairs and a bar.
The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.
Approvals and Permits in Jacksonville Beach
Setbacks and lot coverage are the main limits at Jacksonville Beach. If your neighborhood also has an association, we check its guidelines too. Review boards usually look at cabana placement near the pool and the property lines. Confirm current guidelines with your association.
Jacksonville Beach is its own city, so permits for homes inside its limits go through the City of Jacksonville Beach Planning and Development Department, not the City of Jacksonville. Structures are submitted with a site plan on your survey that shows setbacks and lot coverage, and screen rooms and enclosures need wind-load calculations and engineered documents. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
Is there a minimum budget for a cabana in Jacksonville Beach?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on electrical and any plumbing; the deck and walkways; the size and roof style; finishes; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.
Can a cabana match my house?Yes. We match the roofing, trim and colors so the cabana looks like part of the home.
Can I add a fan and lights to a cabana?Yes. We plan them in the design and handle the wiring with our licensed electrical partner.
Do I need engineering for a screen room at Jacksonville Beach? The City asks for wind-load calculations and engineered documents for screen rooms and enclosures. Every permitted structure gets its necessary engineered documents.
Do I need HOA approval for a cabana in Jacksonville Beach? Not always. Many Jacksonville Beach homes have no HOA but sit on tight beach lots with city setback and lot coverage rules, while planned communities near the Intracoastal, such as Isle of Palms, run their own review. If yours has one, we prepare that package along with the permit. Confirm current guidelines with your association.
Does a cabana in Jacksonville Beach need a permit?Usually. The City of Jacksonville Beach issues the permit. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
