Patio Covers, Screen Rooms and Hot Tub Pads: A General Guide
Pitched or flat cover?
A pitched (A-frame) cover adds height and a feature roofline; a flat cover keeps a low profile, which can help under second-story windows or where the house roof is low. Joining the two lets you put height where you want it.
Daylighting research from Lawrence Berkeley National Laboratory notes that overhangs can reduce daylight reaching a room, while taller, sloped ceilings help spread light deeper, which is why roof height and shape matter on a lanai extension.
Shade makes a real difference. According to the EPA, shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials, and its UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.
Screening it in
Florida has more than 80 mosquito species, according to UF/IFAS. Ordinary window screen won't stop no-see-ums: UF/IFAS notes that regular screens don't keep out biting midges, which need a much finer no-see-um mesh.
Planning for a hot tub and drainage
A filled hot tub is heavy, so it needs a pad sized and built for it, and it needs a dedicated electrical circuit installed by a licensed electrician. Plan where the tub goes before the patio is laid.
New roofs and patios change where rainwater goes. Drains under the pavers can carry it away from the house and the patio.
Building in St. Johns
Most communities in St. Johns have an HOA with architectural review. See our St. Johns page for HOA and permit details in the area.
The Atlantic hurricane season officially runs from June 1 to November 30, with the peak around September 10, according to NOAA. Permitted structures are designed to Florida Building Code wind requirements.
