Before We Draw Your Nocatee Underground Conduit Route
Nocatee families use their backyards hard, so screened space, shade and room for kids come up in almost every design. Golf carts and trails connect Nocatee's neighborhoods, so many homeowners want an easy path from the patio to the side yard. A newer home's panel often has room for outdoor circuits, which makes adding power simpler.
Existing utilities are located before digging, so the route is planned around them. Before we draw an underground conduit route in Nocatee, we check the route from the panel, where the pavers will go and what each run powers. We handle the electrical work with our licensed electrical partner, so it's planned and permitted with the rest of the build.
Approvals and Permits in Nocatee
In Nocatee, a project is reviewed by your neighborhood's association and checked against the Nocatee master rules, so we start by confirming which guidelines apply to your street. For underground work, the board usually cares about the finished structure or lighting. Confirm current guidelines with your association.
In Nocatee, permits come from St. Johns County. We file the clearance sheet and the permit application, record the Notice of Commencement the county requires for most permitted projects, and schedule the inspections.
The National Electrical Code has required ground-fault (GFCI) protection on outdoor receptacles since the early 1970s, according to the CPSC.

Frequently Asked Questions
What does an underground conduit route cost in Nocatee? It depends on the design, so there's no standard price. The main cost drivers are what has to be restored afterward; the length of the run; what it powers; the ground and obstacles along the route; and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Do you locate existing utilities before digging?Yes. Existing underground utilities are located before any trenching starts.
Is underground electrical permitted?Underground electrical runs are part of the permitted electrical work, and we handle the permit with the project.
Are Del Webb Nocatee and Del Webb Ponte Vedra the same community? No. They're two separate 55-and-over communities inside Nocatee, each with its own clubhouse and association. We've worked in both.
Will my Nocatee HOA review outdoor lighting or electrical work?Plan on it. Nocatee's neighborhood associations usually want a scaled site plan on your survey, elevations, colors and materials, and they review screen and roof details closely. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.
