Trailmark at a Glance

TrailMark is a master-planned community in St. Johns County. It has more than 10 miles of trails, a Six Mile Creek kayak launch and boardwalk, resort and lap pools, courts and a lakeside Camp House.

Common Projects and Their Paperwork

Patio extensions. A bigger patio footprint is usually reviewed, so we include the paver plan with the rest.

Pergolas, gazebos and patio covers. Most HOAs require architectural approval before a roofed or open-top structure goes up; we show the size, its spot on your survey, elevations, materials and colors.

Screen enclosures. HOAs usually set rules on frame and screen colors and on height, so the package shows both.

These are typical review topics, not Trailmark's written rules. Confirm current guidelines with your association.

The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.

Getting Approval in Trailmark

TrailMark's association reviews exterior changes before work starts. We prepare the package and follow it through review. Confirm current guidelines with your association.

Designing for a Trailmark Home

  • Shade first. Florida sun on a new lot with few trees makes a roofed structure or pergola the most-wanted addition.
  • Newer construction. Many homes are recent, so a lanai extension or screen is often the first upgrade.
  • Trail and creek lots. Homes near trails and preserve benefit from designs that keep the backyard private without blocking the green.

How We Handle It

Amany Youssef designs every project in person with you in AutoCAD, first at our Jacksonville studio and then at your home. Most projects can start within two to four weeks. Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other options too. We handle the electrical with our licensed electrical partner; gas and plumbing go to our licensed trade partners. The itemized quote arrives within 24 hours of your consultation. Every AY Luxury Designs project has a $10,000 minimum. Your project is led by Amany, a Florida building contractor license holder, from the first sketch to the final walkthrough. We put together the association package, order the engineered documents each permitted structure needs, and file for the permit.

Florida has more frequent and longer pollen seasons than most of the country, UF/IFAS notes, with trees pollinating in winter and spring.

Permits for Trailmark Homes

Trailmark homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. A recorded Notice of Commencement is required for most permitted projects. Our St. Johns County permit guide walks through each step. Permitted structures get their necessary engineered documents. Approval from the board and the permit from the building department are two different sign-offs, and we manage each.
