- Fire pits and fireplaces. Many HOAs review fire pits, and fireplaces have code requirements for placement and clearances.
- Pergolas, gazebos and patio covers. Most HOAs require architectural approval before a roofed or open-top structure goes up; we show the size, its spot on your survey, elevations, materials and colors.
- Screen enclosures. HOAs usually set rules on frame and screen colors and on height, so the package shows both.

Permits for Selva Marina Homes
Selva Marina is in the City of Atlantic Beach, which has its own Building Division and accepts permit submittals online, so permits don't go through the City of Jacksonville. HOA approval and the building permit are separate steps, and we handle both.

Amany holds her Florida building contractor license and stays involved through the final walkthrough. We prepare the HOA/ARB package, get the necessary engineered documents for every permitted structure and pull the permits. Electrical work is handled with our licensed electrical partner, and gas and plumbing connections are made by our licensed trade partners. Most projects can start within two to four weeks. Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other options too. You get a fully itemized custom quote within 24 hours of your design consultation, and every project has a $10,000 minimum.
The Florida Building Code has its own section for screen enclosures, and it requires their structural members to be designed for wind from two directions.
