Screen Enclosure Builder in SilverLeaf
Bug-free evenings in SilverLeaf: screen enclosures with clean frame lines and the view kept open.
Most people want two things from a screen enclosure: keep the bugs out and keep the view. We design enclosures for SilverLeaf homes with our expanded-view option and doors where you actually walk, so the screen disappears and the yard stays in the picture.

Screen Enclosure Options in SilverLeaf
Hot tub inside the screen. Soak without the bugs, with a pad or build-up planned in.
Fans and lights inside. Wired into the roof or beams so the screened room works after dark.
Retractable screen option. Open the side to the yard when you want, close it when the bugs come out.
New floor underneath. Pavers or an extended slab so the enclosure has a finished floor.
The CDC recommends using screens and repairing holes in them to keep mosquitoes outdoors.
Planning a screen enclosure in SilverLeaf
Village-level guidelines can apply in SilverLeaf on top of the master guidelines. Newer SilverLeaf lots are efficient, so a design has to fit the setbacks and still leave room to play. On a small lot, a screen enclosure has to work inside the setbacks and still leave room to walk around the yard.
If you already have an older enclosure, we look at whether to replace it or tie a new roofed room into it during the in-home design visit. Before we draw a screen enclosure in SilverLeaf, we check where the doors should go for daily traffic, which frame color suits the house and the view you want to keep from inside.
Florida is home to more than 80 species of mosquitoes, according to UF/IFAS.
Approvals and Permits in SilverLeaf
SilverLeaf's architectural review covers exterior changes, and village guidelines can add details. For a screen enclosure, boards commonly ask about frame color, screen type and how the new framing ties into the house. Confirm current guidelines with your association.
St. Johns County issues the building permit in SilverLeaf. Expect a clearance step first, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
What does a screen enclosure cost in SilverLeaf? It depends on the design, so there's no standard price. The main cost drivers are the size and height; the roof style (screen only or under a solid roof); the expanded-view upgrade; doors and retractable screens; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Can a hot tub go inside a screen enclosure?Yes. We plan the pad or build-up and the electrical with the enclosure so it all fits.
Do SilverLeaf villages have their own guidelines? They can. Village-level guidelines can apply on top of the master guidelines, so we check both. Confirm current guidelines with your association.
Will my SilverLeaf HOA review a screen enclosure?Yes. Because SilverLeaf is organized into villages, we confirm which guidelines apply to your home first. Confirm current guidelines with your association.
Who permits a screen enclosure in SilverLeaf?Screen enclosures are permitted structures in Northeast Florida, and HOAs usually set rules on frame and screen colors and on height. Building permits for SilverLeaf homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start. We handle the permit and inspections, and every permitted structure gets its necessary engineered documents.
