Pergola Builder in Southside, Jacksonville, FL
Shade with the sky still in view: pergolas for Southside patios, sized to the house and finished on site.
Homeowners in Southside usually call us about a pergola for one of three reasons: the patio is too sunny, it looks bare, or the yard has no place that feels like a destination. A well-placed pergola answers all three, and we design it in AutoCAD before a single post goes in.

Ways to Build a Pergola in Southside
Clear roof panels. Panels above the rafters shed rain while keeping the open look.
Lights and a fan. Wiring is hidden in the beams and planned in the AutoCAD design.
Paired with a fire pit. A pergola nearby frames the fire area without crowding it.
Covered top option. Part of the pergola can carry a solid cover where you want full shade.
The more open sky you can see through a pergola's top, the more indirect UV reaches you, according to the Skin Cancer Foundation, so slat spacing changes the quality of the shade.
Planning a pergola in Southside
Southside homes range from wooded lots off Baymeadows to newer communities with compact yards near the Town Center, so privacy and shade are common goals. Newer Southside communities like eTown have compact backyards, so every foot of patio and every line of sight matters. A newer home's bare builder patio is a blank canvas, and a pergola is often the first piece that makes it feel like a room.
A pergola changes how much light reaches the windows behind it, so rafter spacing and direction are chosen with the inside of the house in mind. Before we draw a pergola in Southside, we check where the posts can land on your survey, the sun angle over the seating area and how the stain color sits next to your trim and roof.
UF/IFAS recommends avoiding wood-to-ground contact, like posts or decks set directly in soil, as one way to help reduce termite risk in Florida.
Approvals and Permits in Southside
On the Southside, review depends on the address: gated communities and newer neighborhoods like eTown have an architectural review board, while many older streets don't. For a pergola, boards usually want to see the height, the stain color and where the posts sit relative to the setbacks. Confirm current guidelines with your association.
The City of Jacksonville permits Southside homes. Plans are filed through JaxEPICS and reviewed for building code, zoning and fire safety before the permit is issued. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
Is there a minimum budget for a pergola in Southside?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on the size and style; attached or freestanding; the wood; a clear roof; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.
Can you put a pergola on pavers?Yes, with the right attachment for the surface. We design the structure and the paver work together.
Can I put a pergola over a fire pit? It's possible with the right design and clearances. We'll guide you on safe placement during design.
Do you work in Tamaya and Deerwood?Yes. Our projects include work in Tamaya, and we serve homeowners all across the Southside. Gated communities run their own architectural review, so confirm current guidelines with your association.
Does my Southside home need HOA approval for a pergola? Not always. Many Southside homes are in planned or gated communities, such as Deerwood and Tamaya, with their own architectural review. We check before we design and prepare any package needed. Confirm current guidelines with your association.
Who permits a pergola in Southside?Whether a pergola needs a building permit depends on its size, whether it's attached and your city or county. Southside is inside the consolidated City of Jacksonville, so building permits go through the Building Inspection Division's online system, JaxEPICS, where zoning and the fire marshal review plans along with building. Every permitted structure gets its necessary engineered documents.
