Pavilion Options in Twenty Mile
Long dining table. Room for a crowd under one roof.
Lounge with a TV. A covered living room in the yard.
Wood ceiling and fans. Comfort and warmth overhead.
Matching roofline. Roof and columns finished to suit the house.
Shade makes a real difference: the EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.
Designing a pavilion for Twenty Mile
Many Twenty Mile homes came with a small lanai, so the first project is often a bigger outdoor room. Families in Twenty Mile use the backyard for everything from homework to cookouts, so the design has to be flexible. On a lot facing water, a roof is shaped and placed so the view from the family room stays open.
Power for lights, fans and a kitchen reaches a freestanding pavilion through underground conduit, planned with the design. Before we draw a pavilion in Twenty Mile, we check how the roofline matches the home, setbacks on your survey and where power has to run.
Fans under a covered roof help because moving air helps sweat evaporate from your skin; as ENERGY STAR puts it, fans cool people, not rooms.
Approvals and Permits in Twenty Mile
Each Twenty Mile neighborhood reviews exterior changes through its own association, on top of the Nocatee master rules. For a pavilion, review boards usually ask for elevations, the roofing and how far it sits from neighbors. Confirm current guidelines with your association.
Twenty Mile homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
Is there a minimum budget for a pavilion in Twenty Mile?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on the floor and walkways; the size and roof style; the finishes; what goes underneath (kitchen, fireplace, TV); and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.
How big should a pavilion be?Big enough for what goes under it. We lay out the table, kitchen and seating in AutoCAD and size the pavilion around them.
Which Twenty Mile neighborhood am I in?Twenty Mile includes The Colony, The Crossing and other neighborhoods, each with its own association. We confirm yours before we design.
Will my Twenty Mile HOA review a pavilion?Yes. In Twenty Mile, Nocatee's published guidelines ask owners to get written approval before installation, and each neighborhood adds its own. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
Does a pavilion in Twenty Mile need a permit? Most need a building permit. St. Johns County issues the building permit in Twenty Mile. Expect a clearance step first, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects. We handle the permit and inspections, and every permitted structure gets its necessary engineered documents.
