Outdoor Lighting Installation in St. Johns, FL

Outdoor lighting for St. Johns patios, steps, seat walls and ceilings, planned in AutoCAD.

After dark, a backyard is only as good as its lighting. Steps you can see, seat walls that glow and a ceiling you can dim change how often you use the space. We design and install outdoor lighting for homeowners in St. Johns as part of the AutoCAD design, with our licensed electrical partner. St. Johns (32259) covers a lot of ground, from Julington Creek down to the newer communities to the south, and the lots change from wooded to wide open along the way.

Outdoor Lighting Options in St. Johns

  • Step and path lights. Light where people walk so the yard is safe after dark.
  • Seat-wall lights. Lights tucked under wall caps for a soft glow.
  • Planned with the AutoCAD design. Fixture locations shown in the design so nothing is an afterthought.
  • Lighting an existing patio. Adding fixtures to what you already have.

UF/IFAS notes that warm-white LEDs below about 3600K are harder for insects to see, while cooler-white bulbs attract more bugs.

St. Johns Planning Notes for Your Outdoor Lighting Design

Mill Creek Plantation and Oxford Estates sit on larger, wooded lots where a structure can stand out in the yard. New-build backyards are often dark after sunset, so lighting is usually part of the first project.

Dimmers and zones let the same backyard feel like a dinner spot or a party space. Before we draw an outdoor lighting design in St. Johns, we check which paths and steps need light first, which trees or walls are worth lighting and how light falls toward the neighbors. We handle electrical work with our licensed electrical partner, and it's permitted and inspected with the rest of the project.

DarkSky International recommends aiming outdoor lights downward with shielding, using timers or motion sensors, and choosing warmer colors where possible.

Review Boards and Permits in St. Johns

In St. Johns, expect a review board. We find out whether your neighborhood follows master guidelines, village rules or both before we design. Some boards review exterior lighting for glare and fixture style. Confirm current guidelines with your association.

St. Johns is in St. Johns County, which requires a building permit for most improvements and, in most cases, issues a clearance sheet before it accepts the building permit application. The county also keeps a list of registered architectural review associations that are notified when a permit application for exterior construction is filed. New circuits are permitted electrical work, and we pull the electrical permit with the rest of your project.

Frequently Asked Questions

How is the price of an outdoor lighting design in St. Johns set? We price each project from its AutoCAD design. New pavers or walls the wiring runs through; the number and type of fixtures; how many zones and controls; distance from the panel; and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.

Can lights go in pavers and seat walls? Yes. In-ground lights in pavers and lights under seat-wall caps and in steps are some of our most requested details.

Can lighting be on dimmers or zones? Yes. We can split lighting into zones with dimmers so the yard works for dinner or a party.

Do you work in Celestina and Cimarrone? Yes. We've completed projects in Celestina and Cimarrone, and we serve homeowners all across St. Johns.

Do I need HOA approval for outdoor lighting or electrical work in St. Johns? Plan on it. From RiverTown to Stillwater, nearly every St. Johns community has an architectural review committee, and the bigger ones add village-level rules, so the submittal has to match the right set of guidelines. Some HOAs review lighting. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.
