Outdoor Kitchens / Summer Kitchens in St. Johns County

Custom outdoor kitchens for St. Johns County backyards, designed in person with you in AutoCAD and built with the structure around them.

In Florida, a summer kitchen usually means an outdoor kitchen: a grill, counters and prep space on the patio or under a cover, so you can cook outside and keep the heat out of the house. AY Luxury Designs designs and builds summer kitchens for homeowners in St. Johns County, with the layout, stonework, power and shelter planned in AutoCAD together.

Outdoor Kitchen and Summer Kitchen Options in St. Johns County

  • Stone or stucco base. A base finished to match the house or the fire feature.

  • Right off the lanai. A few steps from the back door, so carrying food is easy.

  • With a bar. Bar seating so the cook isn't cooking alone.

  • Under a cover. A roof overhead for summer sun and afternoon storms.

NAHB lists outdoor kitchens and outdoor fireplaces among the home features that have grown most in popularity over the past ten years.

Before We Draw Your St. Johns County Outdoor Kitchen

The City of St. Augustine permits homes inside its limits, and its historic districts add their own review. Coastal lots near Ponte Vedra Beach and Vilano Beach face salt air, while inland communities deal more with sun, ponds and preserve. Near the water, an outdoor kitchen is turned toward the view so the cook isn't staring at a wall.

Small patios can still hold a summer kitchen. A compact grill station along the house wall leaves room for the table. Before we draw an outdoor kitchen or summer kitchen in St. Johns County, we check whether there's room for bar seating, which way smoke will drift and what cover, if any, goes overhead.

Historically, a summer kitchen was a separate kitchen used in the hot months so cooking wouldn't add heat to the main house, as the National Park Service describes.

Approvals and Permits in St. Johns County

Most St. Johns County homes are in master-planned communities with their own architectural review, from Nocatee and RiverTown to SilverLeaf and Palencia. For an outdoor kitchen, boards often ask about its location on the lot, its finishes and any roof planned over it. Confirm current guidelines with your association.

Unincorporated St. Johns County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application. A recorded Notice of Commencement is required for most permitted projects. Every permitted structure gets its necessary engineered documents.

Who permits projects in St. Johns County?Unincorporated St. Johns County permits most homes, after its clearance sheet. Homes inside the City of St. Augustine are permitted by the City.

Does an outdoor kitchen or summer kitchen in St. Johns County go to the HOA?Usually, yes.
