Building an Outdoor Kitchen in Crosswinds: What's Possible

  • Raised bar seating. A raised bar edge lets guests sit and talk while you cook.

  • Beverage center. Room for a small fridge so drinks stay outside.

  • Counters you choose. Counter material picked with you at the in-home visit.

  • Next to the fire. A kitchen beside a fireplace or fire pit keeps the evening in one place.

UF/IFAS advises planning your power needs for cooking and lighting early when designing an outdoor living space.

Before We Draw Your Crosswinds Outdoor Kitchen

Many Crosswinds families want a spot for the golf cart and an easy path from the patio to the side yard. Close neighbors make privacy panels and well-placed walls a common request in Crosswinds. Newer homes rarely come with outdoor kitchen power, so circuits are planned with the kitchen.

Bar seating changes the whole feel. With a raised edge, the cook faces the guests instead of the wall. Before we draw an outdoor kitchen in Crosswinds, we check whether there's room for bar seating, what cover, if any, goes overhead and how the counters line up with the patio edge.

Approvals and Permits in Crosswinds

Because Crosswinds is new, its guidelines are recent, and the association expects a complete package before installation. Boards usually look at where the kitchen sits, how it's screened from neighbors and any structure over it. Confirm current guidelines with your association.

Crosswinds homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. Every permitted structure gets its necessary engineered documents.

Outdoor receptacles have required ground-fault (GFCI) protection under the National Electrical Code since the early 1970s, according to the CPSC.

Frequently Asked Questions

What does an outdoor kitchen cost in Crosswinds? It depends on the design, so there's no standard price. The main cost drivers are electrical, gas and plumbing connections by our trade partners; the patio underneath; the size and layout; the base and counter materials; and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Can you add outdoor outlets and power for an outdoor kitchen?Yes. We plan the circuits and outdoor outlets your kitchen, fans and lighting need as part of the design.

Can I add a bar to my outdoor kitchen?Yes. A raised bar edge is one of the most requested details, so guests can sit while you cook.

Who permits Crosswinds homes?Outdoor kitchens with electrical, gas or plumbing work usually need permits, and a cover or structure overhead often does too. Building permits for Crosswinds homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start.

Does an outdoor kitchen in Crosswinds go to the HOA?Yes. Crosswinds reviews exterior changes through its association, and Nocatee's master rules apply as well. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
