Outdoor Living Contractor in Nocatee, FL
Gazebos, screen enclosures and outdoor kitchens for Nocatee homes, designed in person with you in AutoCAD and built to your neighborhood's architectural rules.
Nocatee backyards tend to be compact, close to the neighbors and governed by detailed architectural guidelines, so the best projects are the ones designed around those rules from day one. AY Luxury Designs has built cedar gazebos, screen enclosures, paver patios and outdoor kitchens in Nocatee neighborhoods including Cypress Trails, Del Webb Nocatee and Del Webb Ponte Vedra (our Del Webb Ponte Vedra cedar gazebo is featured on our Ponte Vedra Beach page). We design with you, prepare the architectural review submission for your neighborhood, pull the St. Johns County permits and build it, so you get less chores and more chill.

Why Building in Nocatee Is Different
Matching the house matters here. Attached gazebos are roofed and finished to match the home. On recent Nocatee projects we matched the existing shingles in Cypress Trails and built custom column build-ups to match the house columns in Del Webb Nocatee.
Every permitted structure gets its necessary engineered documents. Gazebos, A-frames, patio extensions, screen enclosures and outdoor kitchens are permanent structures, and Florida's building code sets wind requirements that depend on your exact location. Every permitted structure we build gets its necessary engineered documents, and we pull the permits and pass the inspections that confirm it. County requirements vary, so we confirm exactly what your project needs before we design.
St. Johns County permits apply. Nocatee is in St. Johns County, which requires a building permit for most improvements and generally issues a clearance sheet before the building permit. For most permitted projects, the county also requires a recorded Notice of Commencement before the first inspection. We handle all of it.
Each Nocatee neighborhood has its own architectural review, and the details differ. Nocatee is made up of villages and neighborhoods, each with its own design guidelines and review committee. Published guidelines in neighborhoods such as Cypress Trails, the Crosswater neighborhoods and The Outlook in Twenty Mile ask owners to get approval before work starts, and they address details like screen and frame colors, enclosure height and roof types over screened enclosures. Because the rules vary street by street, we read your neighborhood's current guidelines before we design and prepare the submission package for you: a scaled site plan on your survey, elevations, materials and colors, the necessary engineered documents and 3D renderings. Confirm current guidelines with your association.
Finishes chosen for the water. On waterfront properties, we choose materials and finishes for the exposure.
Florida has more than 80 mosquito species, according to UF/IFAS.
Fans cool people, not rooms: the breeze creates a wind-chill effect, according to ENERGY STAR.
Who Builds Your Project
AY stands for Amany Youssef, the founder who designs every project with you and stays personally involved through the final walkthrough. Amany came to the United States as a young child, grew up in Jacksonville, graduated from the University of Florida, and earned her Florida building contractor license. When she did, she became the youngest female licensed building contractor in Florida at the time. Today she leads an experienced team of designers, project managers and builders.
Amany is a member of Professional Women in Building, a council of the Northeast Florida Builders Association (NEFBA), and serves as co-chair of its STEM committee. Here in St. Johns County, she speaks regularly to students at Tocoi Creek High School about careers in construction, and AY Luxury Designs takes on Tocoi Creek students as interns.
