Lanai Extensions in Duval County

Turn a small Duval County lanai into a real outdoor room with a roof attached to the house.

If your lanai is a hallway instead of a room, it's time to extend it. AY Luxury Designs designs and builds lanai extensions, serving homeowners in Duval County, with the roof attached to the house and the old and new floor paved as one.

Ways to Extend a Duval County Lanai

  • Old and new floor paved as one. No seam between the original lanai and the extension.

  • Keep the light. Roof style chosen so the inside of the house doesn't go dark.

  • Screened extension. Extend the screen with the roof.

  • TV wall. Power and mounting planned for an outdoor TV.

Buyers want outdoor living: in NAHB's buyer study, exterior lighting (82%) and a front porch (81%) both made the list of most-wanted features, alongside a patio (86%).

Designing a lanai extension for Duval County

Older Duval County neighborhoods have big oaks and narrow lots, so designs work around roots and close neighbors. We've completed projects across Duval County, including Riverside, Mandarin, Jacksonville Beach, Tamaya and Amelia View. Under a canopy, a roof keeps acorns, leaves and pollen off the seating.

The tie-in is everything. Amany looks at the existing lanai roof at the in-home visit to choose a roof style that meets it cleanly. Before we draw a lanai extension in Duval County, we check whether the ceiling can carry through, how much light the family room keeps and where the floor seam would fall.

Daylighting research from Lawrence Berkeley National Laboratory notes that overhangs can reduce daylight reaching a room, while taller, sloped ceilings help spread light deeper, which is why roof height and shape matter on a lanai extension.

Approvals and Permits in Duval County

In Duval County, many older neighborhoods have no HOA, gated communities have their own boards, and local historic districts have the City's review. For a lanai extension, review boards commonly ask for the new footprint, the roofing and how it meets the house. Confirm current guidelines with your association.

If your property needs another approval, such as a Certificate of Appropriateness in a historic district, the City requires it before the building permit is issued. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

How is the price of a lanai extension in Duval County set?We price each project from its AutoCAD design. Ceiling; screens; the floor; fans, lights and features; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.

Will the extension match my existing lanai? That's the goal. We match the roof, ceiling and trim, and we can pave over the old and new floor so it reads as one space.

What roof styles work for a lanai extension?Single-slope, gable and flat roofs can all work. Amany picks the one that ties into your roofline best.

Do you serve all of Duval County?Yes. We serve homeowners from Riverside and Mandarin to the Southside and the Beaches. Our design studio is on the Southside.

Do I need HOA approval for a lanai extension in Duval County?Only if your home has an association or deed restrictions. Whether a Duval County project needs HOA approval, historic review or neither depends on the address, so we check that before we design. Confirm current guidelines with your association.

Who permits a lanai extension in Duval County?. We file with the City of Jacksonville, or the beach cities inside their limits, depending on your address, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
