Lanai Extension in Avondale, Jacksonville, FL
Turn a small Avondale lanai into a real outdoor room with a roof attached to the house.
The goal of a lanai extension is simple: nobody should be able to tell where the old lanai ends. We design extensions for Avondale homes that match the roof, the ceiling and the trim, then pave the whole floor as one.

Avondale Lanai Extension Ideas
Roof attached to the house. The new roof meets the old one cleanly.
Matching ceiling. The ceiling carries through so the space reads as one room.
Screened extension. Extend the screen with the roof.
TV wall. Power and mounting planned for an outdoor TV.
Buyers want outdoor living: in NAHB's buyer study, exterior lighting (82%) and a front porch (81%) both made the list of most-wanted features, alongside a patio (86%).
Before We Draw Your Avondale Lanai Extension
Avondale's 1920s homes, deep porches and live oaks set the tone, so new outdoor rooms should look like they belong to the house. Backyards behind Avondale's bungalows and Mediterranean Revival homes are often narrow and shaded by old oaks, so a design has to work around roots and canopy. Setbacks and lot coverage limit how big a roofed structure can be on a small lot, so we measure from your survey before we design.
Many families extend the lanai to make room for a kitchen or a dining table, so we lay out the furniture first. Before we draw a lanai extension in Avondale, we check how the new roof ties into the old one, whether the ceiling can carry through and what happens to the existing screen.
Daylighting research from Lawrence Berkeley National Laboratory notes that overhangs can reduce daylight reaching a room, while taller, sloped ceilings help spread light deeper, which is why roof height and shape matter on a lanai extension.
Approvals and Permits in Avondale
Avondale is part of the Riverside Avondale Historic District, a local historic district, so exterior work needs a Certificate of Appropriateness from the City before the building permit. For a lanai extension, review boards commonly ask for the new footprint, the roofing and how it meets the house. Confirm current guidelines with your association.
Avondale is inside the consolidated City of Jacksonville, so building permits go through the Building Inspection Division's online system, JaxEPICS, where zoning and the fire marshal review plans along with building. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
How is the price of a lanai extension in Avondale set?We price each project from its AutoCAD design. Fans, lights and features; the size; roof style and tie-in; ceiling; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.
Will extending my lanai darken my house? It can if the roof is too low. We choose a roof style that keeps light in the rooms behind it.
Can I add a kitchen to my lanai extension?Yes. A deeper lanai has room for an outdoor kitchen, and we plan the power with the roof.
Do you work in Avondale?Yes, we serve homeowners throughout Avondale. Next door in Riverside, we replaced a family's wood deck with a paver patio, a pergola, an outdoor kitchen and a wood-burning fire pit.
Does my Avondale home need HOA approval for a lanai extension? Many Avondale homes have no HOA, so local zoning is what applies. If your street has deed restrictions or an association, we prepare that package as well. In Riverside and Avondale, the City's historic district review applies to most exterior work whether or not you have an HOA. Confirm current guidelines with your association.
Do I need a permit for a lanai extension in Avondale? In most cases, yes. In Avondale, permits come from the City of Jacksonville. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
