About Isle of Palms

Isle of Palms is a waterfront neighborhood west of the Intracoastal Waterway. It was built around tidal canals, so many of its roughly 500 homes have docks with access to the Intracoastal. Despite the Beaches location, it is inside the City of Jacksonville.

Florida is home to more than 80 species of mosquitoes, according to UF/IFAS.

Projects Close to Isle of Palms

In Isle of Palms, we've built an A-frame addition tied into the house, with new pavers.

Nearby in Jacksonville Beach, our projects include:

  • Two attached A-frame gazebos with a linear fireplace, an outdoor kitchen and a privacy wall (Jacksonville Beach)
  • An old deck replaced with a paver patio and an outdoor kitchen (Jacksonville Beach)
  • An A-frame gazebo over-framed onto the original lanai, inside a screen enclosure, with a linear fire feature and an outdoor kitchen (Jacksonville Beach)

Who Signs Off in Isle of Palms

Isle of Palms is an established neighborhood, and deed restrictions or a voluntary association may apply depending on your section. We check your lot and prepare any package that's needed. See our HOA architectural review guide for what a complete submission includes.

Matching the Package to the Project

  • Screen enclosures. HOAs usually set rules on frame and screen colors and on height, so the package shows both.
  • Pergolas, gazebos and patio covers. Most HOAs require architectural approval before a roofed or open-top structure goes up; we show the size, its spot on your survey, elevations, materials and colors.
  • Lights. Where an HOA reviews lighting, we list the fixtures and locations in the package.

That's what boards commonly ask for; Isle of Palms' current guidelines decide. Confirm current guidelines with any association or deed restrictions that apply to your lot.

After the HOA: the Permit

Isle of Palms is inside the consolidated City of Jacksonville, so building permits go through the City's JaxEPICS system, with zoning and fire review alongside building review. A Notice of Commencement is required for most permitted projects. We confirm the jurisdiction for your address before we design. See our Duval County permit guide. Permitted structures get their necessary engineered documents. Plan on two approvals, the HOA's and the permit office's. We handle both.

Isle of Palms Lots and What They Need

Canal-front lots. Seawalls, docks and the view down the canal shape where a structure can go and how it looks from the water.

Salt air. Materials and engineering are chosen for the exposure.

Flood zones. Many waterfront lots are in flood zones, which can affect design and permitting. We check yours early.

Open-sided structures like gazebos are great for sun and rain, but the CDC notes that gazebos and picnic shelters do not protect you from lightning, so head indoors when you hear thunder.

What We Take Care Of

Design starts with Amany, in person, in AutoCAD at our Jacksonville studio; she then comes to your home to walk the site with you. Expect a fully itemized custom quote within 24 hours of the consultation; our project minimum is $10,000. Start dates for most projects fall within two to four weeks, and Synchrony Bank financing, including 18 months of no-interest financing, is available. We put together the association package, order the engineered documents each permitted structure needs, and file for the permit. We handle the electrical with our licensed electrical partner; gas and plumbing go to our licensed trade partners.

Frequently Asked Questions

Is Isle of Palms in Jacksonville Beach? No. Isle of Palms sits west of the Intracoastal in the City of Jacksonville, so permits go through the City of Jacksonville, not Jacksonville Beach.

Can you build near a seawall or dock? We design around the seawall and dock, and we confirm what the permit and any flood-zone rules require for your lot before we finalize the plan.

Do you serve Isle of Palms? Yes. Nearby in Jacksonville Beach, our projects include a covered pergola over the patio. We start with a design session at our Jacksonville studio, and Amany then visits your home to finalize the design with you.
