Willowcove Review, Step by Step

Willowcove has its own association, so exterior changes are reviewed against its guidelines and the Nocatee master rules. We prepare the package for you.

In Willowcove, the association reviews exterior changes, and replacing an original screen or roof counts as one. Confirm current guidelines with your association.

By Project: What the Package Shows

Screen rooms and enclosures. Frame color, screen color and height are the usual questions, and the drawings answer them up front.

Patio extensions. A bigger patio footprint is usually reviewed, so we include the paver plan with the rest.

Pergolas, gazebos and patio covers. Most HOAs require architectural approval before a roofed or open-top structure goes up; we show the size, its spot on your survey, elevations, materials and colors.

These are typical review topics, not Willowcove's written rules. Confirm current guidelines with your association.

Willowcove Permits and Inspections

Willowcove homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. A recorded Notice of Commencement is required for most permitted projects. Our St. Johns County permit guide walks through each step. Every permitted structure gets its necessary engineered documents. Approval from the board and the permit from the building department are two different sign-offs, and we manage each.

Merriam-Webster defines a gazebo as a roofed structure, usually freestanding and usually open on the sides, and lists pavilion as a synonym.

What Shapes a Willowcove Backyard

  • Older screens in Willowcove can be replaced with expanded-view screens that open up the view.
  • Willowcove lots are established, with landscaping that's grown in, so we plan placement around it.
  • Match the original look. Extensions should tie into the existing roof and trim so they look original to the house.
  • Older-for-Nocatee lanais. Many homes here are more than ten years old, so original lanais and screens are often ready to be replaced or extended.
