Permits for The Plantation Homes

St. Johns County issues the building permits for Plantation. Expect a clearance step before the permit application, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects. Where The Plantation Fits

The Plantation at Ponte Vedra Beach is a private, gated, equity-owned community of about 577 homes, governed by The Plantation at Ponte Vedra, Inc. Homeownership includes membership, with an Arnold Palmer-designed golf course, an oceanfront beach house, a clubhouse and fitness and tennis facilities.

The Florida Building Code uses the national ASCE 7 wind standard, so design wind speeds vary by location, and areas designated wind-borne debris regions carry added requirements.

Planning Notes for The Plantation Backyards

• Custom homes. Homes here are individually designed, so a new gazebo, pergola or patio extension should match the existing roof, trim and stone.
• Private community logistics. Gate access and contractor rules apply, and we handle that paperwork.
• Course-side homes. Many homes face the golf course, so reviewers look at how a structure reads from the fairway. We show those views in AutoCAD.

Start dates for most projects fall within two to four weeks, and Synchrony Bank financing, including 18 months of no-interest financing, is available. The review package, the engineered documents every permitted structure needs and the permit filing are all part of our job. Electrical work is handled with our licensed electrical partner, and gas and plumbing connections are made by our licensed trade partners. You hold back the final 5% for seven days after completion so we can take care of any touch-ups before you sign.

Project Types and the Review

Fire pits and fireplaces. Many HOAs review fire pits, and fireplaces have code requirements for placement and clearances.

Pavers and patio extensions. Most HOAs review changes to the patio footprint, so the hardscape goes in the package with any structure.

Lighting. Some HOAs review lighting, so fixtures go in the application.
