Pergola Builder in Crosswinds (Nocatee)
Attached or freestanding pergolas for Crosswinds homes, planned with the patio, the lights and the fan.
If your patio feels unfinished, a pergola is often the piece that pulls it together. It defines the dining or lounge area, softens the sun and gives you somewhere to hang lights and a fan. We design custom pergolas for homeowners in Crosswinds in AutoCAD with you, then build and stain them on site.

Crosswinds Pergola Choices
Attached to the house. Extends from the lanai so shade starts right at the back door.
Clear roof panels. Panels above the rafters shed rain while keeping the open look.
Over the hot tub. Filtered shade and a little privacy right where you soak.
Over a dining table. Rafters sized so the table, the chairs and the walkway all fit underneath.
Outdoor fans carry location ratings: damp-rated fans are meant for covered spaces protected from direct rain, while wet-rated fans can handle direct rain, such as under an open pergola.
What Shapes a pergola in Crosswinds
Crosswinds mixes single-family homes and villas, and villas can have extra limits from shared walls or smaller yards. Crosswinds yards are efficient, so a design has to fit the setbacks and still leave room to play. On newer homes with a builder slab, a pergola is often the fastest way to give the patio shape and shade.
Freestanding pergolas work best when there's a path to them. We often pair one with a paver walkway so it feels connected to the house. Before we draw a pergola in Crosswinds, we check where the posts can land on your survey, where wiring for lights or a fan will run and how the stain color sits next to your trim and roof.
That yellow dust on Florida patios is often pine pollen, which UF/IFAS says is actually low-allergenic.
Approvals and Permits in Crosswinds
Crosswinds has its own association, and projects are reviewed on top of the Nocatee master rules. Expect the board to ask about the pergola's height, its distance from the property lines and its color. Confirm current guidelines with your association.
St. Johns County issues the building permit in Crosswinds. Expect a clearance step first, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
What does a pergola cost in Crosswinds? It depends on the design, so there's no standard price. The main cost drivers are lighting and fans; the patio underneath; the size and style; attached or freestanding; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Can I put a pergola over a fire pit? It's possible with the right design and clearances. We'll guide you on safe placement during design.
Will a pergola make my patio feel smaller?Usually the opposite. Because it stays open overhead, a pergola defines the space without walling it in.
Do you work in Crosswinds?Yes, we serve homeowners throughout Crosswinds. Nearby in Nocatee, our projects include work in Cypress Trails, Seabrook and Del Webb Nocatee.
Does a pergola in Crosswinds go to the HOA?Yes. Because Crosswinds is new, its guidelines are recent, and the association expects a complete package before installation. We prepare the site plan, scaled drawings and material and color selections and submit them with you. Confirm current guidelines with your association.
Do I need a permit for a pergola in Crosswinds?Whether a pergola needs a building permit depends on its size, whether it's attached and your city or county. In Crosswinds, permits come from St. Johns County. We file the clearance sheet and the permit application, record the Notice of Commencement the county requires for most permitted projects, and schedule the inspections. Every permitted structure gets its necessary engineered documents.
