Where Palencia Fits

Palencia is a master-planned community on the west bank of the Intracoastal Waterway north of St. Augustine, with a Village Center, parks, trails, pools and the private Palencia Club and its Arthur Hills-designed golf course. It includes several neighborhoods and associations, from single-family homes to townhomes.

Shade makes a real difference: the EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.

What Reviewers Usually Look At

Fire pits and fireplaces. Many HOAs review fire pits, and fireplaces have code requirements for placement and clearances.

Patio extensions. A bigger patio footprint is usually reviewed, so we include the paver plan with the rest.

Covers and gazebos. A scaled site plan, elevations and the roof, post and trim selections are what most boards ask to see for a new structure.

That's what boards commonly ask for; Palencia's current guidelines decide. Confirm current guidelines with your association.

The Palencia Approval Process

Palencia's architectural review covers exterior changes, and neighborhood associations can add their own steps. We prepare the package and keep the drawings, materials and site plan consistent with what we'll build. Confirm current guidelines with your association.

  • In Palencia, the master review and any neighborhood association both look at exterior projects, so we check both.
  • Palencia reviews additions for placement, materials and colors, and we keep the package consistent with what we'll build.

NAHB lists outdoor kitchens and outdoor fireplaces among the home features that have grown most in popularity over the past ten years.

What Shapes a Palencia Backyard

Golf-course homes. Course-side lots are seen from the fairways, so height and color get attention.

Neighborhood-level guidelines. Palencia has several associations, so your section may have rules on top of the master guidelines.

Intracoastal and marsh exposure. Homes near the water see salt air and wind, which shape materials and engineering.

Palencia has a Village Center, parks, trails, pools and the private Palencia Club with its Arthur Hills-designed golf course.

How a Project Runs With Us

Founder Amany Youssef sits down with you to design the project in person in AutoCAD, and then visits your home to settle the details and finishes. Electrical work is handled with our licensed electrical partner, and gas and plumbing connections are made by our licensed trade partners. Expect a fully itemized custom quote within 24 hours of the consultation; our project minimum is $10,000. Paperwork is on us: the HOA submittal, the engineered documents for permitted structures and the permit application. Most projects can start within two to four weeks. Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other options too. Amany holds her Florida building contractor license and stays involved through the final walkthrough.

After the HOA: the Permit

St. Johns County issues the building permits for Palencia. Expect a clearance step before the permit application, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects. The details are in our St. Johns County permit guide. Permitted structures get their necessary engineered documents. The association's approval doesn't replace the building permit; we take care of both.
