Oceanfront Outdoor Living

Oceanfront outdoor living at the Jacksonville-area beaches.

Oceanfront and near-ocean homes in Jacksonville Beach, Neptune Beach, Atlantic Beach and Ponte Vedra Beach have the best views and the toughest conditions: sand, salt, sun and wind. We design outdoor living for those conditions, serving homeowners along the beaches.

Designing for the Beach

  • Wind and storms. Every permitted structure gets its necessary engineered documents.
  • Salt and sand. Finishes chosen for the exposure.
  • Small lots. Beach lots are often narrow, with city setback and lot-coverage rules.
  • Beach-city permits. Jacksonville Beach, Neptune Beach and Atlantic Beach each run their own permit offices.
  • Coastal rules. Some oceanfront lots have additional coastal construction rules. We check before we design.

Near Florida beaches, the FWC asks for wildlife-friendly lighting that is low, shielded and long-wavelength (amber, orange or red) to help protect nesting sea turtles.

A roof overhead blocks direct sun, but some UV still bounces in from bright surfaces like dry sand or concrete, the Skin Cancer Foundation notes.

Our Design-Build Process

  1. Design session with Amany. Your project starts at our Jacksonville design studio, where you sit down with founder Amany Youssef and watch your project take shape live on screen in AutoCAD.
  2. Free AutoCAD design and a custom quote. You get to-scale 3D renderings and a fully itemized custom quote within 24 hours of your consultation, so you know exactly what you're getting.
  3. In-home design visit. Amany comes to your home for an in-person walkthrough, so we look at the project together where you're most comfortable, finalize the details and choose your colors and finishes.
  4. Engineering, HOA and permits handled. We get the necessary engineered documents for every permitted structure, prepare your HOA/ARB package and pull the permits.
  5. Build. We can start most projects within two to four weeks. Our crews follow a build process we've refined over many projects, and you get daily updates.
  6. The AY Advantage. You hold back the final 5% for seven days after completion, so we can take care of any touch-ups before you sign off.

Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other financing options as well.

Related Projects

A-frame cedar gazebo with linear gas fire feature and outdoor kitchen, Jacksonville Beach We turned this home's original gable-roof lanai into a full A-frame by over-framing a new A-frame that ties straight into it, finished in white outside to match the house, with new posts that match the existing ones. Inside, a stained tongue-and-groove ceiling with dimmable lights and a ridge fan tops the space. A linear gas fireplace with lights under the caps, a reclaimed-wood mantel and a TV above sits between two privacy walls, and a matching outdoor kitchen with a second TV sits under the original lanai. The whole space is screened top to bottom with our expanded-view upgrade.

Deck replacement, paver patio and outdoor kitchen, Jacksonville Beach We replaced an old wood deck with a paver patio and an outdoor kitchen with granite counters, leaving room for the homeowners' smoker. A planter wall keeps the higher ground behind the patio in place, and in-ground and accent lights finish it.

Frequently Asked Questions

What's the best patio cover near the water or in a windy spot? Coastal and open lots need careful design and material choices. We choose materials and finishes for your home's exposure.
