Lanai Extensions in St. Johns County

Bigger lanais for St. Johns County families, screened or open, designed in AutoCAD.

The classic builder lanai fits two chairs and no table. A lanai extension pushes the covered living space out into the yard, with a roof attached to the house, a matching ceiling and a new floor. AY Luxury Designs designs and builds lanai extensions for homeowners in St. Johns County, screened or open.

St. Johns County Lanai Extension Ideas

  • Roof attached to the house. The new roof meets the old one cleanly.

  • Keep the light. Roof style chosen so the inside of the house doesn't go dark.

  • Screened extension. Extend the screen with the roof.

  • Open to the yard. Leave the extension open for the breeze.

Lanai is a Hawaiian word for a roofed porch or veranda, and Merriam-Webster dates its first known use in English to 1823.

What Shapes a lanai extension in St. Johns County

Most St. Johns County homes are in master-planned communities, so HOA review is part of nearly every project. The City of St. Augustine permits homes inside its limits, and its historic districts add their own review. On water-view lots, columns and roof lines are placed to frame the view from inside the house.

If the lanai is screened, we usually extend the screen with the roof so the whole space stays bug-free. Before we draw a lanai extension in St. Johns County, we check how the new roof ties into the old one, how deep the extension can go and what happens to the existing screen.

In Hawaii, a covered porch is simply called a lanai, Merriam-Webster notes, and the word has become a common term for covered outdoor living spaces.

Approvals and Permits in St. Johns County

St. Johns County's planned communities each publish their own guidelines, so the package is built for your community, not the county. Boards usually want to see how far the extension reaches into the yard and how its roof and ceiling match the existing lanai. Confirm current guidelines with your association.

We file the clearance sheet and permit with St. Johns County, record the Notice of Commencement for most permitted projects and schedule the inspections. See our St. Johns County permit guide. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

Is there a minimum budget for a lanai extension in St. Johns County?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on fans, lights and features; the size; roof style and tie-in; ceiling; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.

Can I add a kitchen to my lanai extension?Yes. A deeper lanai has room for an outdoor kitchen, and we plan the power with the roof.

Do I need engineering for a structure in St. Johns County?Every permitted structure gets its necessary engineered documents. We include them with the permit package.

Does a lanai extension in St. Johns County go to the HOA?Usually, yes. In St. Johns County, the HOA and the county permit are separate steps, and registered associations are notified automatically when exterior work is filed. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.

Who permits a lanai extension in St. Johns County? We file with St. Johns County, or the City of St. Augustine inside its limits, depending on your address, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
