Gazebo Builder in St. Johns, FL

St. Johns gazebos with a wood ceiling, fans and lights, built to look like part of the house.

A gazebo gives you a covered room outside, so you can sit out through sun and rain, hang a fan and mount a TV. AY Luxury Designs designs and builds custom gazebos for homeowners in St. Johns, freestanding in the yard or attached to the house, with the roof, columns and ceiling matched to your home. Many St. Johns lots slope toward ponds, preserves or the St. Johns River, so raised patios, steps and seat walls are part of a lot of designs. The roof can be flat, shed-style or a peaked A-frame.

Gazebo Options in St. Johns

  • Freestanding in the yard. A destination at the end of the patio or a path.
  • Tied into the house. Roofed and finished to look original.
  • Privacy panels. Panels on one side for privacy from the neighbors.
  • Paver floor. A patio underneath sized to the gazebo.

According to the EPA, shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.

What Shapes a Gazebo in St. Johns

Mill Creek Plantation and Oxford Estates sit on larger, wooded lots where a structure can stand out in the yard. Newer homes often have simple rooflines that are easy to tie into cleanly.

Matching the roofing and trim to the house keeps an attached gazebo from looking added on. Before we draw a gazebo in St. Johns, we check whether it ties into the house or stands alone, how the roofing matches the house and where fans and lights mount.

Outdoor fans carry location ratings: damp-rated fans are meant for covered spaces protected from direct rain, while wet-rated fans can handle direct rain, such as under an open pergola.

Review Boards and Permits in St. Johns

From RiverTown to Stillwater, nearly every St. Johns community has an architectural review committee, and the bigger ones add village-level rules, so the submittal has to match the right set of guidelines. Boards usually ask where the gazebo sits on the lot, how tall it is, and whether the roofing and trim match the house. Confirm current guidelines with your association.

St. Johns County issues the permit, usually after a clearance sheet, and registered architectural review associations can be notified automatically. That's one reason we get HOA approval first. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

Is there a minimum budget for a gazebo in St. Johns? Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on fans, lights, TV and fireplace; screens; the floor; the size; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.

Can a gazebo have a fireplace? Yes, with the right design and clearances. A fireplace makes a gazebo usable on cool nights.

What ceiling can a gazebo have? Many families choose a wood ceiling with fans and lights. We match it to the look you want.

Can you build on a lot that slopes toward a pond or preserve? Yes. Raised patios, steps and seat walls are common in St. Johns, and we design the structure and the hardscape together so the space works with the slope. Preserve and easement lines can limit where things go, so we work from your survey.

Do I need HOA approval for a gazebo in St. Johns? In most cases, yes. Architectural review is part of almost every St. Johns project, and the right package depends on which association and village your home is in. We put the package together and handle the submittal with you. Confirm current guidelines with your association.

Do I need a permit for a gazebo in St. Johns? A gazebo is a permitted roofed structure. St. Johns is in St. Johns County, which requires a building permit for most improvements and, in most cases, issues a clearance sheet before it accepts the building permit application. The county also keeps a list of registered architectural review associations that are notified when a permit application for exterior construction is filed. We handle the permit and inspections, and every permitted structure gets its necessary engineered documents.
