Planning Notes for Eagle Landing Backyards

Room for a fire feature. Pergolas with a stone fireplace or fire pit suit these yards.

Resale-era homes. New homes are sold out, so most projects update an existing lanai or patio.

Course-side homes. Many backyards face the golf course, so the look from the fairway matters.

The Eagle Landing Community

Eagle Landing is an established golf community inside OakLeaf Plantation, in unincorporated Clay County with an Orange Park address. It centers on an 18-hole course with a clubhouse, and residents share a swim park, fitness center, courts, playgrounds, trails and dog parks.

The Eagle Landing Approval Process

Eagle Landing's association reviews exterior changes, and OakLeaf-wide rules may apply too. We prepare the package with drawings, materials and renderings. Confirm current guidelines with your association.

Eagle Landing Projects We've Completed

Black cypress pergola and custom stone wood-burning fireplace, Eagle Landing (Orange Park) A custom cypress pergola finished in black over a paver lanai extension. The focal point is a custom stone wood-burning fireplace, flanked by seating walls, with lighting to finish.

Other Eagle Landing projects include a composite-roof screen room with two outdoor kitchens and a raised hot tub area, and paver patio extensions with seating walls, columns and lighting, one with a fire pit.

By Project: What the Package Shows

Covers and gazebos. A scaled site plan, elevations and the roof, post and trim selections are what most boards ask to see for a new structure.

Pavers and patio extensions. Most HOAs review changes to the patio footprint, so the hardscape goes in the package with any structure.

Fire features. Placement matters for both the board and the code, so fire pits and fireplaces are drawn with their clearances.

These are typical review topics, not Eagle Landing's written rules. Confirm current guidelines with your association.

Permitting an Eagle Landing Project

Eagle Landing is in unincorporated Clay County, where the Building Division issues permits through its online portal and additions and accessory structures get a Planning and Zoning site review first. A certified Notice of Commencement is required for most permitted projects. See our Clay County permit guide. Each permitted structure gets the engineered documents it needs. Approval from the board and the permit from the building department are two different sign-offs, and we manage each.

The EPA's UV Index guidance recommends seeking shade during late morning through mid-afternoon whenever the UV Index is moderate or higher.

From Design to Final Inspection

Design starts with Amany, in person, in AutoCAD at our Jacksonville studio; she then comes to your home to walk the site with you. Wiring is done with our licensed electrical partner, and our licensed trade partners make the gas and plumbing connections. We can start most projects within two to four weeks, and financing is available through Synchrony Bank, including 18 months of no-interest financing. We prepare the HOA/ARB package, get the necessary engineered documents for every permitted structure and pull the permits. Amany holds her Florida building contractor license and stays involved through the final walkthrough. The itemized quote arrives within 24 hours of your consultation. Every AY Luxury Designs project has a $10,000 minimum.

DarkSky International recommends aiming outdoor lights downward with shielding, using timers or motion sensors, and choosing warmer colors where possible.
