Where Davis Shores Fits

Davis Shores is an established neighborhood on Anastasia Island, across the Matanzas River from downtown St. Augustine. D.P. Davis began it in 1925 as a planned Mediterranean-style development, and most of its homes were built after World War II. It sits inside the City of St. Augustine.

Interlocking concrete pavers can be taken up and put back using the same pavers, unlike asphalt or poured concrete, according to the Interlocking Concrete Pavement Institute (ICPI).

What Shapes a Davis Shores Backyard

  • Waterfront lots. Salt air and wind off the Matanzas River mean materials and engineering have to suit the exposure.
  • City rules, not a big HOA. Davis Shores has neighborhood associations, but city zoning and setbacks are usually what shape a project. Some lots also carry deed restrictions.
  • Varied home styles. From early Mediterranean homes to mid-century ranches, a new pergola or patio cover should match the house.

A roof overhead blocks direct sun, but some UV still bounces in from bright surfaces like dry sand or concrete, the Skin Cancer Foundation notes.

Architectural Review in Davis Shores

Many Davis Shores homes don't have a mandatory architectural board, but deed restrictions or a neighborhood association may apply to your lot. We check what applies before we design, and if a review is needed we prepare the package. See our HOA architectural review guide for what a complete submission includes.

What Reviewers Usually Look At

Covers and gazebos. A scaled site plan, elevations and the roof, post and trim selections are what most boards ask to see for a new structure.

Lighting. Some HOAs review lighting, so fixtures go in the application.

Screen enclosures. HOAs usually set rules on frame and screen colors and on height, so the package shows both.

Every board is different, so treat this as a checklist and confirm current guidelines with your association.

The Building Permit in Davis Shores

Davis Shores is inside the City of St. Augustine, so building permits come from the City's building division rather than St. Johns County. A Notice of Commencement is required for most permitted projects. We confirm the jurisdiction for your address before we design, and our St. Johns County permit guide covers homes just outside the city limits. Every permitted structure gets its necessary engineered documents. HOA approval and the building permit are separate steps, and we handle both.
