Covered Patio Extension in St. Augustine, FL
A roof over the patio, matched to your St. Augustine home and finished with a ceiling, fans and lights.
A patio cover should look like the architect drew it with the house. We design extensions for St. Augustine homes that pick up the roof color, the trim and the lines of the existing home, then carry the floor out so old and new read as one space. Many homes in the newer St. Augustine communities start with a basic covered lanai and a small slab, so a lot of projects begin by extending the outdoor space.

Covered Patio Options in St. Augustine
- Wood or finished ceiling. A ceiling that makes the cover feel like a room.
- Clear sightlines. Column placement planned so the roof frames the view instead of blocking it.
- Matching floor. Pavers carried over the old slab and the new area so it reads as one.
- Heaters for cool nights. Heaters mounted in the cover so the patio works in January too.
A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.
What Shapes a Covered Patio Extension in St. Augustine
Near the Matanzas River, the Intracoastal and the marsh, wind and salt exposure shape the choice of finishes. On an older house, trim and column details are what make a new roof look original.
Columns decide the view. We place them so they frame the yard from the family room instead of landing in the middle of it. Before we draw a covered patio extension in St. Augustine, we check how the new roof meets the existing roofline, how much light the rooms behind it will keep and how the floor carries out from the old slab.
According to the EPA, shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.
HOA, Historic Review and Permits in St. Augustine
Newer St. Augustine communities usually have an architectural review board; older streets on the island often don't. Either way, we confirm what applies to your lot first. Boards usually want elevations showing how the new cover meets the roofline, along with the roofing material and the setbacks. Confirm current guidelines with your association.
Most of the newer communities with a St. Augustine address are in unincorporated St. Johns County, which issues the permit after its clearance sheet. Homes inside city limits go through the City instead. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
What does a covered patio extension cost in St. Augustine? It depends on the design, so there's no standard price. The main cost drivers are screens; the floor; the size and roof style; tie-in to the house; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Pergola or patio cover: which is better? A pergola gives filtered shade with an open feel. A covered patio gives full protection from sun and rain. Many homes use both in different spots.
Do I need historic review for a backyard project in St. Augustine? Only if your home is in one of the City of St. Augustine's historic preservation zoning districts. There, most exterior work, including a new accessory structure, needs a Certificate of Appropriateness from the Historic Architectural Review Board before the building permit. We check your property's zoning before we design. The decision belongs to the board.
Will my St. Augustine HOA review a covered patio extension? Plan on it. In St. Augustine, the review that matters depends on where you live: a community architectural review board in places like SilverLeaf, Palencia or Markland, the City's historic review downtown, or simply the county's rules on an older street. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
Do I need a permit for a covered patio extension in St. Augustine? In most cases, yes. In St. Augustine, permits come from the City of St. Augustine inside city limits and St. Johns County outside them, depending on your address. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
