Pergola Builder in Twenty Mile

Attached or freestanding pergolas for Twenty Mile homes, planned with the patio, the lights and the fan.

Not every patio needs a solid roof. A pergola keeps the sky in view while it breaks up the sun, and with a clear roof option it can shed the rain too. AY Luxury Designs builds custom pergolas, serving homeowners in Twenty Mile, sized to your patio and stained to match your home.

Pergola Options for Twenty Mile Backyards

  • Attached to the house. Extends from the lanai so shade starts right at the back door.

  • Freestanding in the yard. Creates a destination at the far end of the patio or the lawn.

  • Stained on site. Built in wood and finished in the stain color you pick at the in-home visit.

  • Paired with a fire pit. A pergola nearby frames the fire area without crowding it.

UF/IFAS lists a tree, an umbrella or a pergola as ways to get daytime shade in an outdoor living space.

Designing a pergola for Twenty Mile

Twenty Mile is a collection of Nocatee neighborhoods, including The Colony and The Crossing at Twenty Mile, near Twenty Mile Park. Twenty Mile lots are efficient, so privacy walls, landscaping and placement inside the setbacks matter. On newer homes with a builder slab, a pergola is often the fastest way to give the patio shape and shade.

The most common pergola mistake is building it too small for the furniture. We lay out the table and chairs in the AutoCAD design first and size the rafters around them. Before we draw a pergola in Twenty Mile, we check how the rafters line up with the back door and windows, the sun angle over the seating area and how the stain color sits next to your trim and roof.

Outdoor fans carry location ratings: damp-rated fans are meant for covered spaces protected from direct rain, while wet-rated fans can handle direct rain, such as under an open pergola.

Approvals and Permits in Twenty Mile

Twenty Mile's neighborhoods, like The Colony and The Crossing, each have an association, so the package is built for yours. Expect the board to ask about the pergola's height, its distance from the property lines and its color. Confirm current guidelines with your association.

St. Johns County issues the building permit in Twenty Mile. Expect a clearance step first, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a pergola cost in Twenty Mile?It depends on the design, so there's no standard price. The main cost drivers are lighting and fans; the patio underneath; the size and style; attached or freestanding; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Attached or freestanding pergola: which should I pick?Attached pergolas shade the area right off the house. Freestanding ones create a spot out in the yard. Amany will sketch both in AutoCAD if you're unsure.

Can a pergola be stained to match my trim?Yes. We build in wood and stain on site, so the color can be matched to your home.

Can you add a screened room for the kids in Twenty Mile?Yes. Screened space with shade is one of the most common requests here, and we plan it in AutoCAD.

Does a pergola in Twenty Mile go to the HOA?Yes, it does. Twenty Mile reviews exterior changes neighborhood by neighborhood, and the Nocatee master rules apply to all of them. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.

Who permits a pergola in Twenty Mile?Whether a pergola needs a building permit depends on its size, whether it's attached and your city or county. Building permits for Twenty Mile homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start. We handle the permit and inspections, and every permitted structure gets its necessary engineered documents.
