New Construction Backyard Ideas for Northeast Florida

Ideas that work on new-construction lots in Northeast Florida: compact yards, close neighbors and plenty of sun.

New-construction lots around Jacksonville, Nocatee and St. Johns tend to share the same challenges: compact yards, neighbors close by, young trees that don't give shade yet, and HOA guidelines to follow. Here are the ideas we see work best, and how they fit together.

Backyard Ideas for New Construction

  • Extend the covered area. A lanai or covered patio extension that looks original to the house is the most-used upgrade we build on new homes.
  • Add a gazebo or A-frame tied into the roofline. It creates a true outdoor room with a ceiling for fans, lights and a TV.
  • Use a pergola for filtered shade. Great over a dining table or beside a future pool.
  • Screen it in. A screen enclosure keeps bugs out and can be designed to keep the view.
  • Make a fire zone. A fire pit or fire table with a seat wall gives the yard a second gathering spot.
  • Cook outside. An outdoor kitchen under cover, even a compact one, changes how you use the backyard.
  • Light it. Path, step and seat-wall lighting make the yard usable after dark.

When planning an outdoor living space, UF/IFAS suggests a tree, umbrella or pergola for daytime shade.

Make It Work on a Compact Lot

Setbacks and easements limit where structures can go, so we start every design with your survey. Privacy comes from smart placement, a slatted wall or screening, rather than a tall fence. And because most new communities review everything, we design to your HOA's guidelines from the first sketch.

Exterior lighting is one of the most-wanted home features, rated essential or desirable by 82% of buyers in NAHB's buyer study.

Screened A-frame gazebo with stone fireplace on a raised patio, Cypress Trails (Nocatee) A screened A-frame cedar gazebo that ties into the home's existing A-frame lanai so cleanly it looks original to the house. Because the yard drops off sharply, the patio is built up on a raised wall-block base. Inside, exposed rafters give it a cabin feel over a tongue-and-groove ceiling with lights and a ceiling fan, and the focal point is a gas fireplace clad in hand-laid stone with a raised hearth, a stone mantel and a TV above. The same pavers and ceiling finish continue across the existing lanai so the old and new spaces read as one.

Frequently Asked Questions

How do I get privacy when the houses are close together? Well-placed structures, screens and seat walls can create privacy without feeling closed in. We plan this in your AutoCAD design.

Can I extend my existing concrete patio? Yes, in most cases. We can extend with pavers or other surfaces and tie them into what you have.

Do you design backyards in AutoCAD? Yes. Every project starts with an AutoCAD design so you see your backyard before we build it.

What's the best pergola for Florida weather? One designed and built for our sun, humidity, storms and salt air. We select materials for your exposure and permit structures to Florida code.
