Where a Louvered Pergola Fits in St. Johns County
Fans and lights. Planned with the structure.
Over the dining table. Open on a cool morning, closed for afternoon sun.
Screens on the sides. Ask us about side screens for bugs.
Color to suit the house. A finish chosen with your home and community in mind.
As the category is generally described, a louvered pergola has adjustable roof slats, called louvers, that tilt to let sun in, give shade or let air flow through.
Planning a louvered pergola in St. Johns County
St. Johns County runs from the Ponte Vedra Beach coast and Nocatee to RiverTown on the St. Johns River and St. Augustine to the south. Unincorporated St. Johns County issues a clearance sheet before it accepts a building permit application for most improvements. Near the ocean, wind and salt air are the first design question, so the structure is designed for the exposure and finished for the salt.
Color and finish matter for review, so we choose them with your home and community in mind. Before we draw a louvered pergola in St. Johns County, we check how it compares with a cedar pergola, fan and light locations and what your association may want to see.
On many louvered systems, manufacturers note, the slats interlock when closed to form a roof that sheds rain and channels it through the frame.
Approvals and Permits in St. Johns County
Nearly every St. Johns County neighborhood has an architectural review board, so we plan its timeline into the schedule. Boards typically look at a louvered pergola's height, color and finish, and its setback from the property lines. Confirm current guidelines with your association.
St. Johns County notifies registered architectural review associations automatically when exterior work is filed, so your HOA is part of the process from the start. Every permitted structure gets its necessary engineered documents.

Is a louvered pergola better than a solid cover? It depends on how much shade and rain protection you want. We'll talk through the trade-offs at your design session.
Will my St. Johns County HOA be notified? If your association is registered with the county, it's notified automatically when exterior work is filed. You still need its approval first.
Do I need HOA approval for a louvered pergola in St. Johns County?Usually, yes. In St. Johns County, the HOA and the county permit are separate steps, and registered associations are notified automatically when exterior work is filed. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
