Lanai Extension in Twenty Mile
Turn a small Twenty Mile lanai into a real outdoor room with a roof attached to the house.
Extending a builder lanai is one of our most requested projects. We design lanai extensions for homeowners in Twenty Mile that carry the roof, ceiling and floor out into the yard so the new space looks original to the home, with fans, lights and screens planned in.

Twenty Mile Lanai Extension Ideas
Old and new floor paved as one. No seam between the original lanai and the extension.
Make room for a kitchen. A deeper lanai has room for an outdoor kitchen or bar.
Keep the light. Roof style chosen so the inside of the house doesn't go dark.
Single-slope or gable. Roof style chosen to suit your roofline.
Buyers want outdoor living: in NAHB's buyer study, exterior lighting (82%) and a front porch (81%) both made the list of most-wanted features, alongside a patio (86%).
Planning a lanai extension in Twenty Mile
Twenty Mile is a collection of Nocatee neighborhoods, including The Colony and The Crossing at Twenty Mile, near Twenty Mile Park. Families in Twenty Mile use the backyard for everything from homework to cookouts, so the design has to be flexible. On a compact lot, a roofed space has to earn its footprint, so we size it to the furniture and nothing more.
Many families extend the lanai to make room for a kitchen or a dining table, so we lay out the furniture first. Before we draw a lanai extension in Twenty Mile, we check how the new roof ties into the old one, how deep the extension can go and where the floor seam would fall.
Daylighting research from Lawrence Berkeley National Laboratory notes that overhangs can reduce daylight reaching a room, while taller, sloped ceilings help spread light deeper, which is why roof height and shape matter on a lanai extension.
Approvals and Permits in Twenty Mile
Each Twenty Mile neighborhood reviews exterior changes through its own association, on top of the Nocatee master rules. For a lanai extension, review boards commonly ask for the new footprint, the roofing and how it meets the house. Confirm current guidelines with your association.
Twenty Mile homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. Every permitted structure gets its necessary engineered documents.
