Lanai Extension in Coastal Oaks

Bigger lanais for Coastal Oaks families, screened or open, designed in AutoCAD.

A lanai should hold a dining table, a sofa and maybe a kitchen. Many original lanais in Coastal Oaks don't. We extend them with a roof that matches the house and a floor that runs from the old slab into the new space.

Lanai Extension Options in Coastal Oaks

  • Make room for a kitchen. A deeper lanai has room for an outdoor kitchen or bar.

  • Screened extension. Extend the screen with the roof.

  • Open to the yard. Leave the extension open for the breeze.

  • Single-slope or gable. Roof style chosen to suit your roofline.

Lanai is a Hawaiian word for a roofed porch or veranda, and Merriam-Webster dates its first known use in English to 1823.

Coastal Oaks Planning Notes for Your Lanai Extension

Coastal Oaks homes are newer, and many came with a standard covered lanai that is ready to be extended, screened or paired with a summer kitchen. Larger Coastal Oaks homes often call for outdoor rooms sized to match, with fireplaces and kitchens under one roof. Newer homes often have simple rooflines that are easy to tie into cleanly.

A lanai extension that's too low makes the inside of the house dark, so we check window heights before we design. Before we draw a lanai extension in Coastal Oaks, we check what happens to the existing screen, how much light the family room keeps and where the floor seam would fall.

In Hawaii, a covered porch is simply called a lanai, Merriam-Webster notes, and the word has become a common term for covered outdoor living spaces.

Approvals and Permits in Coastal Oaks

Coastal Oaks expects a complete package, and gate access for the crew is arranged once approval is in hand. Boards usually want to see how far the extension reaches into the yard and how its roof and ceiling match the existing lanai. Confirm current guidelines with your association.

In Coastal Oaks, permits come from St. Johns County. We file the clearance sheet and the permit application, record the Notice of Commencement the county requires for most permitted projects, and schedule the inspections. Every permitted structure gets its necessary engineered documents.
