How Long Does HOA Approval Take in Florida?

How long HOA approval takes depends on your board. Here's what affects it.

Homeowners often ask how long HOA approval takes. The honest answer: it depends on your association's meeting schedule and how complete the application is. We don't quote approval times, but here's what speeds the process up and what slows it down.

What Affects HOA Approval Time

  • The board's meeting schedule. Some review boards meet monthly, some more often.
  • Layers of review. Village or sub-association review on top of the master association adds a step.
  • A complete application. Missing drawings, colors or a site plan are the most common reason for a resubmittal.
  • Changes requested. If the board asks for changes, the revised package goes back on the agenda.
  • Neighbor sign-off, if your community requires it.

How We Keep It Moving

We design to your guidelines from the first sketch and submit a complete package with a site plan, scaled elevations, materials and 3D renderings. While the HOA reviews, we prepare the necessary engineered documents and the permit. We can start most projects within two to four weeks.

The Atlantic hurricane season officially runs from June 1 to November 30, with the peak around September 10, according to NOAA.

Pergolas ranked among the most popular outdoor structures in a national survey of residential landscape architects by ASLA.

Frequently Asked Questions

How long does HOA approval take in Northeast Florida communities? It depends on your board's meeting schedule. We get your package in early and complete, which helps avoid resubmittals. We can start most projects within two to four weeks.

What happens if I build without HOA approval? Associations can require changes or removal and may levy fines. We don't start a structure in a planned community until the approval is in hand.

Does my neighborhood inside your community have different rules from the master association? Often, yes. Many large communities have village-level or sub-association guidelines on top of the master rules. We check both before designing.
