Covered Patio Extension in Twenty Mile
More covered space for Twenty Mile families, designed in person with you in AutoCAD. We manage every step, from permit to final walkthrough.
When a Twenty Mile family tells us they never use the patio, the reason is usually sun or rain. A covered extension solves both, and with fans and lights in the ceiling it becomes a room you use every day.

Ways to Cover a Twenty Mile Patio
Single-slope extension. A clean option where a gable won't fit under the existing roof.
Flat composite roof. A low-profile cover that keeps the windows behind it bright.
Kitchen or fireplace underneath. A covered extension is the natural home for an outdoor kitchen or fireplace.
Fans and lights built in. Wired into the new ceiling so they're ready on day one.
Daylighting research from Lawrence Berkeley National Laboratory notes that overhangs can reduce daylight reaching a room, while taller, sloped ceilings help spread light deeper, which is why roof height and shape matter on a lanai extension.
What Shapes a covered patio extension in Twenty Mile
Twenty Mile Park has a family pool with lap lanes, a dog park, a playground, athletic fields and a pavilion. Families in Twenty Mile use the backyard for everything from homework to cookouts, so the design has to be flexible. Facing water, the roof edge is set so the view starts right at the seating.
A ceiling finish makes a big difference. A wood or finished ceiling turns a roof into a room. Before we draw a covered patio extension in Twenty Mile, we check how much light the rooms behind it will keep, what the ceiling will look like from below and how the floor carries out from the old slab.
Up to 80% of UV rays can get through clouds, according to the Skin Cancer Foundation.
Approvals and Permits in Twenty Mile
Each Twenty Mile neighborhood reviews exterior changes through its own association, on top of the Nocatee master rules. Boards usually want elevations showing how the new cover meets the roofline, along with the roofing material and the setbacks. Confirm current guidelines with your association.
Twenty Mile homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
What does a covered patio extension cost in Twenty Mile?It depends on the design, so there's no standard price. The main cost drivers are the floor; the size and roof style; tie-in to the house; ceiling, fans and lights; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Will a patio cover make my house darker inside? It can if it's designed poorly. We choose the roof style and height so the rooms behind it keep their light.
Who permits Twenty Mile homes?St. Johns County, after its clearance sheet. We handle it.
Will my Twenty Mile HOA review a covered patio extension?Yes, it does. Twenty Mile's neighborhoods, like The Colony and The Crossing, each have an association, so the package is built for yours. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
Does a covered patio extension in Twenty Mile need a permit?A covered patio extension is a permitted roof structure. Building permits for Twenty Mile homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start. Every permitted structure gets its necessary engineered documents.
